Homepage Property Management, with its office located in La Broquerie, is a growing organization that is looking to add an experienced Leasing Agent to our team. Homepage manages rental properties in Southeast Manitoba including Lorette, Ste. Anne, La Broquerie, Beausejour, and Ile Des Chenes.
Working with other members of the property management and ownership team, the Leasing Agent is responsible for a portfolio of rental properties in their designated geographic area.
Primary Responsibilities
Tenant Experience
The Leasing Agent is responsible for managing the complete leasing journey from the initial inquiry through resident move-in while delivering an exceptional customer experience.
Responsibilities include:
- Responding to all leasing inquiries received by phone, email, website, social media, and walk-ins within established service standards.
- Providing accurate information regarding suite availability, pricing, amenities, policies, and application requirements.
- Scheduling and conducting property showings.
- Conducting both in-person and virtual tours.
- Maintaining waiting lists where applicable.
- Coordinating approved move-in dates.
- Welcoming new residents and providing move-in orientation.
- Following up with new residents after possession to ensure a positive move-in experience.
- Providing exceptional customer service throughout the leasing process.
- Assist in providing rotating 24/7 after-hours emergency response.
Leasing Administration
The Leasing Agent is responsible for ensuring leasing activities are accurately documented and processed while working collaboratively with the Property Manager and Property Administrator.
Responsibilities include:
- Receiving and reviewing rental applications for completeness.
- Conducting employment verification and landlord reference checks.
- Coordinating credit and background checks in accordance with company policy.
- Preparing applicant recommendations for Property Manager approval.
- Maintaining confidentiality of applicant information.
- Coordinating lease preparation with the Property Administrator.
- Confirming move-in dates and appointments.
- Ensuring all required leasing documentation is completed prior to possession.
- Maintaining accurate records within property management software.
- Updating leasing files and applicant records.
- Maintaining accurate vacancy information.
Marketing & Occupancy
The Leasing Agent contributes to maintaining high occupancy levels by actively marketing available units, monitoring leasing activity, and identifying opportunities to improve performance.
Responsibilities include:
- Maintaining accurate online property listings. Updating suite availability, pricing, photographs, and descriptions.
- Monitoring vacancy levels and providing reporting as required.
- Contribute to overall company marketing initiatives.
- Reviewing market conditions and competitor pricing.
- Inspecting vacant suites prior to showings.
- Collaborating with Property Managers to prioritize available inventory.
- Supporting company occupancy and revenue goals.
Qualifications
- Ability to work evenings and weekends as business needs demand.
- Minimum 2 years of customer service, leasing, sales, or property management experience preferred.
- Excellent written and verbal communication skills.
- Strong organizational skills.
- Excellent time management.
- Comfortable working with multiple priorities.
- Professional presentation.
- Strong computer skills.
- Experience with Yardi Breeze is considered an asset.
- Valid driver's licence and reliable transportation.
Pay: $40,000.00-$55,000.00 per year
