Most coordinator jobs are a clipboard, a phone, and somebody else’s plan. This one is the spine of how projects actually get built here, and here is the honest version of what that means.

Nuvo Construction is a residential renovation and custom build company in St. Albert, running 60 to 70 projects a year: kitchens, bathrooms, basements, additions and whole-home renovations. Until now the schedule has been held by our owner, in between everything else he does. That is why this job exists. You will own the sequence: which trade is on site, on what day, against what scope, with what permit in hand. When you do it well, nobody stands around waiting, and the job finishes on the money it was priced at. When it slips, everybody feels it. That is the size of the seat.

We are not handing you a broken process to fix. We run JobTread, we have a way of doing this, and it works. What it has never had is one person whose whole job is to hold it.

Holding it takes more than organization. It takes construction judgment. We can teach you our systems, our workflow and JobTread. What we cannot teach you in the time we have is how residential projects go together, or the instinct that tells you something on a drawing will not work before anybody has paid for it.

What you will own

The schedule. Every active project carries a current schedule the field can trust. When a date moves, you rebuild against it the same day rather than letting it drift.
The trades. Booked ahead of the need, confirmed before the start date, and rebooked promptly when something changes. Work orders go out confirmed, not tentative.
The scope. Turning a signed estimate into a written scope of work a superintendent can build from without having to interpret it, and catching the gap between the two before a trade is standing on site.
Drawings and engineering. Reviewing construction drawings with the trades who have to build from them, answering their questions and clarifying details before work reaches site. Where a project carries engineered work, coordinating with the engineer and the trade so the structural requirement is understood before the crew starts rather than discovered mid-build.
Permits. Residential applications submitted complete and correct the first time, status tracked, and delays chased rather than waited on.
JobTread. Our system of record. Schedules, work orders, daily logs, the master price list and the trade catalogue, current enough that anyone can open a file and trust it.
Site presence. Regular walkthroughs and reviews with our superintendents, so what was scoped is what gets built. This is not a desk-only job.
Estimating cover. Producing estimates during peak periods, sick days and vacations so the team never bottlenecks. This share grows over time. It grows second.
Your own numbers. Trades confirmed ahead of start, schedule slippage, permit status. Reported monthly, without being asked.

Your first ninety days

Onboard on JobTread and learn how a Nuvo estimate becomes a scope, a schedule and a confirmed work order.
Walk live projects with our superintendents until you know our field standard by sight rather than by description.
Take the schedule on independently across a set of active projects, and hold it.

By the end of your first year

Own the coordination cycle end to end: scope, schedule, trade bookings, permits and field issue resolution.
Keep the master price list and trade catalogue current, with rates, contacts and availability that hold up when someone relies on them.
Carry a meaningful share of estimating during peak periods without the schedule slipping to pay for it.

What you need

Three or more years coordinating, scheduling or expediting residential construction or renovation work.
A demonstrated history of holding a construction schedule that other people depended on. This is the requirement we will not bend on.
The ability to read drawings and an estimate and write a scope a trade can build from.
A working understanding of residential sequencing and basic structural concepts: enough to hold a conversation with an engineer, a designer and a framer and be credible in all three.
Experience with municipal residential permit applications, or clear evidence you will pick it up quickly.
· Working knowledge of construction management software. We run JobTread and will train you on it.
Strong written English. Your scopes of work get read by people who are not in the room with you.
Estimating or takeoff experience is an advantage, not a requirement.

Who this is right for, and who it is not

This is right for someone who is organized by instinct rather than by effort, who finishes what they start including the tedious parts, who stays methodical when three trades all want a different answer in the same ten minutes, and who takes real satisfaction in a schedule that holds and a job that lands where it was priced.

It is not right for someone who wants to rebuild the process. We have one, and your job is to run it, tighten it where it is genuinely weak, and otherwise leave it alone. It is not right for someone who runs on adrenaline and needs a fire to feel useful. We are deliberately moving away from working everything urgently, and the person we want prioritizes so the fire does not start. It is not right for someone looking for a department to lead, or for someone who wants estimating to be the whole job. We would rather tell you that now than in month six.
