As a key member of our Commercial Property Management team, you will be responsible for the day-to-day operation, maintenance, and optimization of a diverse commercial portfolio across Metro Vancouver. From troubleshooting critical building systems and coordinating contractors to supporting tenants and identifying opportunities for improvement, you'll play a vital role in delivering safe, efficient, and well-maintained properties.

WHAT YOU'LL DO
Building Operations & Preventive Maintenance
- Operate, monitor, and maintain HVAC, electrical, plumbing, mechanical, structural, elevator, and life-safety systems to ensure optimal performance.
- Conduct regular building inspections and equipment rounds to identify deficiencies, troubleshoot issues, and implement corrective action.
- Monitor and interpret Building Automation Systems (BAS), fire alarm panels, emergency generators, and other critical building infrastructure.
- Execute preventative maintenance programs that improve equipment reliability, reduce downtime, and extend asset life.
- Perform minor repairs and maintenance, including painting, plumbing repairs, lighting replacement, pressure washing, and general building upkeep.
Work Orders & Operational Excellence
- Respond to tenant requests and service calls in a timely and professional manner.
- Manage work orders through Angus or other CMMS platforms, ensuring accurate documentation and timely completion.
- Assist with building condition assessments and prepare operational reports as required.
- Identify opportunities to improve building performance, occupant comfort, and energy efficiency.
Vendor & Contractor Coordination
- Coordinate and oversee contractors, service providers, and trades working on site.
- Ensure work is completed safely, professionally, and in accordance with contractual standards and regulatory requirements.
- Support maintenance projects, repairs, inspections, and capital improvement initiatives.
Tenant Experience
- Deliver exceptional customer service while building positive relationships with tenants, contractors, and visitors.
- Act as a trusted front-line representative of Wesgroup by responding professionally to inquiries and resolving issues proactively.
- Complete move-in and move-out inspections and ensure all follow-up items are addressed promptly.
Safety & Emergency Response
- Promote and uphold Wesgroup's commitment to workplace safety and regulatory compliance.
- Support building emergency procedures and respond effectively to urgent operational issues and after-hours emergencies as part of an on-call rotation.
- Ensure compliance with Occupational Health & Safety regulations and company policies.
WHAT YOU BRING
- 3+ years of experience operating and maintaining commercial or institutional buildings.
- Strong working knowledge of HVAC, electrical, plumbing, mechanical, and life-safety systems.
- Experience interpreting specifications, as-built drawings, and technical documentation.
- Ability to diagnose issues, prioritize competing demands, and respond with sound judgment.
- Strong customer service and communication skills with a professional and collaborative approach.
- Proficiency with hand and power tools and general maintenance practices.
- Experience with CMMS software (Angus preferred) and Building Automation Systems considered an asset.
- Valid Class 5 Driver's License and clean driving record.
- Comfortable working independently across multiple locations while maintaining a high standard of service and responsiveness.
- Physically capable of performing the requirements of the role, including extended periods of walking, standing, and lifting up to 50 lbs.
EXPECTED COMPENSATION
Annual Base Salary
- The expected salary range for this position is $70,000 - $85,000 per year. Actual compensation will be determined based on experience, qualifications, market conditions, geographic location, and internal equity considerations.
