Good Way Homes is a growing modular home manufacturer based in Malakwa, BC. We
specialize in high-quality off-site construction and are looking for a motivated, detail-oriented estimator to join our team. This position is ideal for someone who enjoys analyzing construction drawings, preparing accurate project budgets, and collaborating with designers, suppliers, and project managers to ensure successful project delivery.
Position Summary
The Estimator is responsible for preparing accurate and competitive cost estimates for residential and commercial modular construction projects. This role works closely with project managers, designers, production teams, suppliers, and subcontractors to develop detailed budgets, evaluate project scope, and support successful project execution. You'll play a key role in the pre-construction process by analyzing drawings and specifications, preparing quantity take-offs, obtaining supplier and subcontractor pricing, and ensuring estimates are complete, competitive, and aligned with project requirements.
Key Responsibilities
Estimating & Cost Management
● Prepare, develop, and finalize detailed project estimates using conceptual, design-build,
negotiated, and hard bid estimating methods.
● Perform detailed quantity take-offs from architectural, structural, and engineering
drawings.
● Review drawings, specifications, and project documentation to determine project scope,
constructability, and potential risks.
● Solicit and evaluate quotations from subcontractors, suppliers, and vendors.
● Develop accurate budgets for labour, materials, equipment, subcontractors, and project
overhead.
● Prepare bid submissions, estimate summaries, and detailed cost breakdowns.
● Identify value engineering opportunities while maintaining project quality and
performance.
● Maintain current pricing databases for materials, labour, and subcontractor costs.
Project Planning & Coordination
● Collaborate with project managers, designers, and production teams during the pre-
construction phase.
● Participate in project handoff meetings to ensure accurate budget transfers.
● Assist with change order pricing and project cost revisions throughout construction.
● Coordinate with consultants, engineers, and municipal officials to clarify project
requirements.
● Review owner contracts and specifications to identify cost implications and project risks.
● Support procurement planning and material purchasing strategies.
Vendor & Client Relations
● Build and maintain strong relationships with subcontractors, suppliers, and industry
partners.
● Request and negotiate pricing from suppliers and subcontractors.
● Respond to estimating inquiries from clients and consultants.
● Assist in preparing proposals and tender submissions.
Continuous Improvement
● Maintain estimating templates and historical cost databases.
● Improve estimating accuracy through project cost analysis.
● Recommend process improvements that increase efficiency and consistency.
Qualifications
● Minimum 3 years of estimating experience in residential construction; experience in
modular, panelized, or other modern methods of construction preferred.
● Diploma or degree in a construction-related discipline, or equivalent experience.
● Strong knowledge of BC Building Codes, CSA A277 standards, and construction best
practices.
● Experience reading architectural, structural, mechanical, and electrical drawings.
● Strong understanding of construction methods, materials, and estimating principles.
● Proficiency with Microsoft Office, particularly Excel, and estimating software such as
Buildertrend, Bluebeam, PlanSwift, ProEst, or similar.
● Excellent analytical, organizational, negotiation, and communication skills.
● Valid driver's license and ability to travel to project sites as required.

Compensation & Work Arrangement
Salary: $75,000 – $100,000 per year (based on experience)
Schedule: Full-time, Monday to Friday
Location: Malakwa, BC
Work Model: Hybrid, combining office-based work, remote flexibility, and occasional site visits.
