Construction Project Manager – Multi-Family Residential
Core Responsibilities
- Lead end-to-end planning of multi-family residential projects, including detailed schedules, cost plans, phasing strategies, and procurement sequencing aligned with project milestones (e.g., excavation, structure, enclosure, interior completion)
- Develop and manage project budgets, including trade scopes, cost tracking, forecasting, and variance analysis to ensure financial performance targets are met
- Build, maintain, and actively manage construction schedules, coordinating trades and adjusting sequencing to mitigate delays and maintain critical path
- Oversee subcontractor and supplier agreements, including scope definition, tendering, negotiations, and administration of change orders throughout the project lifecycle
- Ensure construction activities meet required quality standards and comply with Alberta building codes, safety regulations, and company QA/QC processes
- Identify project risks related to design, site conditions, labour, and supply chain; implement mitigation strategies and resolve issues as they arise
- Act as the primary point of contact for ownership, consultants, and key stakeholders, providing regular reporting on progress, budget status, and schedule performance
- Maintain thorough and organized project documentation, including drawings, RFIs, submittals, site instructions, change orders, and permit records
- Coordinate procurement of major building components (e.g., structural systems, envelope, mechanical/electrical packages) to align with construction timelines and cost objectives
- Lead project close-out, including deficiencies, occupancy readiness, turnover to property management, and post-construction review for continuous improvement
Qualifications and Skills
- Proven experience managing multi-family residential construction projects (wood-frame and/or concrete preferred)
- Strong leadership and communication skills with the ability to coordinate consultants, trades, and internal teams
- Advanced understanding of construction budgeting, scheduling, and cost control in a multi-phase residential environment
- Experience with subcontractor procurement, contract negotiation, and change management
- Solid knowledge of local building codes, safety standards, and inspection processes in Alberta
- Highly organized with strong problem-solving and decision-making abilities in a fast-paced construction setting
- Proficiency with project management software (Procore or similar) is considered an asset
Pay: From $150,000.00 per year
