About the Role
We are seeking an experienced Senior Residential Construction Estimator to join our growing team. The successful candidate will play a key role in preparing accurate project estimates, managing bid opportunities, coordinating with trades and suppliers, and supporting projects from the permit stage through final construction.
This position requires a deep understanding of Ontario residential construction, building codes, construction sequencing, and the full construction lifecycle—from excavation and foundation work through roofing and final completion.
Key Responsibilities
- Prepare detailed and accurate cost estimates for residential construction projects.
- Review and interpret architectural, structural, mechanical, and electrical drawings and specifications.
- Develop budgets, scopes of work, takeoffs, and bid packages.
- Solicit, evaluate, and negotiate pricing from subcontractors and suppliers.
- Maintain and leverage industry relationships and trade partner networks.
- Work closely with project managers, site supervisors, consultants, and clients throughout the construction process.
- Analyze project risks and identify value-engineering opportunities.
- Assist in permit applications and approvals as required.
- Monitor market conditions, material pricing, and subcontractor availability.
- Support project handoff and pre-construction planning activities.
- Ensure estimates comply with Ontario Building Code requirements and applicable regulations.
Required Qualifications
- Minimum 7+ years of estimating experience in residential construction.
- Extensive knowledge of the Ontario Building Code (OBC).
- Strong familiarity with BCIN requirements and residential design standards.
- Strong understanding of residential construction methods and construction sequencing.
- Proven experience estimating projects involving:
- Excavation and site servicing
- Foundations and concrete
- Framing
- Roofing
- HVAC systems
- Plumbing systems
- Electrical systems
- Interior and exterior finishes
- Ability to read and interpret construction drawings, specifications, and permit documents.
- Strong understanding of municipal permit and approval processes.
- Established relationships with subcontractors, suppliers, and industry contacts are considered a strong asset.
- Excellent organizational, communication, and negotiation skills.
- Proficient with estimating software, Excel, and construction management tools.
Preferred Qualifications
- Experience with custom homes, renovations, and multi-unit residential projects.
- Project management or construction management experience.
- Strong knowledge of local suppliers, municipalities, and trade partners within Eastern Ontario.
