About This Position
The Manager, Maintenance & Technical Services is responsible for overseeing maintenance operations across a portfolio of multi residential properties in Montreal, primarily consisting of older high-rise assets. This role focuses on improving operational standards, implementing consistent maintenance processes, developing site teams, and ensuring efficient, compliant, and high-quality building operations.
Working closely with Property Managers and reporting to the Director of Capital Projects, the Manager, Maintenance & Technical Services will oversee maintenance performance across the portfolio, support operational decision-making, manage service providers, and help drive long-term asset preservation strategies.
Responsibilities
Maintenance Operations
- Oversee maintenance operations across multiple residential properties.
- Support on-site teams in resolving complex or escalated maintenance issues.
- Ensure timely and high-quality execution of work orders and maintenance activities.
- Conduct regular site inspections and quality control reviews.
- Monitor maintenance performance, response times, and service standards.
Process Improvement & Preventative Maintenance
- Develop and implement standardized maintenance procedures across the portfolio.
- Establish preventative maintenance programs and recurring maintenance schedules.
- Create operational guidelines and troubleshooting procedures for major building systems.
- Identify recurring issues and implement long-term corrective solutions.
- Promote operational efficiency and reduce unnecessary vendor reliance where appropriate.
Team Leadership & Training
- Lead, train, and support concierges, maintenance technicians, and other site staff.
- Establish performance expectations and accountability standards.
- Identify skill gaps and coordinate technical training initiatives.
- Drive performance management process, with support from Property Managers.
- Foster a proactive, solutions-oriented maintenance culture.
Compliance & Regulatory Management
- Oversee authority-related matters, including inspections, notices of non-compliance, and regulatory follow-ups.
- Ensure compliance with applicable building codes, fire safety regulations, and RBQ requirements.
- Track deficiencies, deadlines, corrective actions, and documentation.
- Coordinate remediation plans with consultants, contractors, and internal teams.
- Act as a liaison with municipal authorities and regulatory agencies as required.
Vendor & Contract Management
- Oversee maintenance-related service contracts, including HVAC, elevators, fire systems, plumbing, and cleaning services.
- Lead tendering processes, including scope preparation, bid analysis, and vendor recommendations.
- Establish and maintain strong vendor relationships focused on quality, responsiveness, and cost control.
- Monitor contractor performance and ensure adherence to service expectations and standards.
Budgeting & Capital Planning Support
- Assist with maintenance budgeting and cost control initiatives.
- Track operational KPIs related to maintenance performance and compliance.
- Collaborate with the Capital Projects team to identify and prioritize capital repair requirements.
- Support long-term asset preservation planning across the portfolio.
Qualifications
- 7+ years of experience in residential or commercial building maintenance.
- Experience managing maintenance operations across multiple properties.
- Strong technical knowledge of plumbing, HVAC, electrical, and building systems.
- Experience working with older building stock and high-rise residential assets preferred.
- Strong understanding of Quebec building regulations, RBQ requirements, and fire code compliance.
- Experience managing service contracts and tendering processes.
- Strong leadership, troubleshooting, and organizational skills.
- Bilingual (French and English) skills required.
