The Opportunity:
We are looking for a live-in Property Superintendent, individual or as a couple, for one of our properties in the Mississauga/ Etobicoke area. The role is responsible for the physical maintenance and safety of the building(s), surrounding property, and its residents. The successful candidate will have a service-oriented approach, excellent communication skills, and work flexible hours including on-call requirements for residents. This is a live-in position that includes a taxable apartment benefit as compensation.
Responsibilities:
· Conduct yourself in a friendly and professional manner at all times
· Ensure building and surrounding grounds are cleaned daily
· Respond to tenant inquiries and repair requests in a timely manner
· Carry out minor repairs, and coordinate contractors and maintenance for larger repairs
· Show and sell vacant units to prospective applicants
· Support the coordination of resident move ins and move outs
· Collect rent and facilitate correspondence to residents
· Respond to emergencies that may occur in the building
· Document tenant complaints and concerns and forward to management
· 24-hour on-call emergency response coverage
Education / Skills:
· Must have at least, five (5) years of superintendent and/or property management experience
· In-house training when hired
Specialized Skills, Knowledge and Abilities:
· Ability to complete appliance repairs, routine plumbing repairs, repairs and maintenance requiring carpentry skills, plastering and painting, and basic electrical repairs
· Attention to detail
· Ability to safely use and maintain tools of the job
· Knowledge of mechanical and HVAC systems
· Basic computer skills, including Outlook/email
· Excellent communications skills (listening, speaking, and writing) in English. Additional languages considered an asset
· Problem Solving skills
· Good Judgment
· Interpersonal skills
· Shows initiative and demonstrates sense of ownership
· Able to work both individually and as part of a team
· Provide police background check
