Site Superintendent - Contract role
Location: Petawawa, ON
The Site Superintendent is the on‑site leader responsible for managing day‑to‑day construction operations across multiple home renovation projects. This role ensures work is completed safely, on schedule, to quality standards, and in full coordination with the client’s representative. The Superintendent must be present on site during working hours and capable of making decisions for all trades.
Key Responsibilities
Construction Management & Coordination
- Lead and coordinate all trades, ensuring work aligns with drawings, specifications, and DCC directives.
- Maintain daily site presence and oversee all construction activities.
- Sequence work to meet milestone requirements:
- 1 unit complete by week 22
- 1 unit every 2 weeks thereafter
- Manage critical path activities, including:
- Demolition
- Hazardous materials abatement
- Structural modifications
- Mechanical/electrical/plumbing rough-ins
- Insulation and air sealing
- Finishes and commissioning
- Coordinate delivery and installation of critical equipment (HVAC, electrical panels, HRVs, etc.).
Health, Safety & Environmental Compliance
- Enforce all requirements of Health & Safety as per the project specifications.
- Ensure compliance with:
- Type 2 & Type 3 asbestos removal
- Lead paint handling
- Hot works permit procedures
- Fire safety plan
- Environmental protection measures
- Conduct daily safety inspections and toolbox talks.
- Maintain safe access routes for workers and tenants.
Quality Control
- Implement QC procedures per Project specifications.
- Verify all installations meet CFHA standards and manufacturer requirements.
- Conduct inspections at key stages:
- Post-demolition
- Pre-drywall (air sealing, insulation, MEP rough-in)
- Pre-finishes
- Substantial completion
- Ensure deficiencies are corrected within the 3-week window.
Scheduling & Reporting
- Update schedule monthly and with each progress claim.
- Provide recovery plans when behind schedule.
- Plan around:
- Cold weather shutdown rules
- Holiday cease-work period
- Security delays at Garrison entry points
- Coordinate engineer inspections with 7 days’ notice.
Documentation & Administration
Maintain on-site copies of all required documents, including:
- Drawings, specs, addenda
- Approved shop drawings
- Work schedule
- Hot works permits
- Clearance to Dig forms
- Fire safety plan
- Ener Guide evaluation reports
- Daily logs, safety reports, and inspection records
Ensure all documentation is organized and available for DCC review.
Communication & Stakeholder Management
- Act as the primary on-site liaison with the DCC Representative.
- Communicate daily progress, issues, and coordination needs.
- Manage subcontractor performance and resolve conflicts.
- Provide timely notice for inspections, shutdowns, and schedule impacts.
REQUIRED QUALIFICATIONS
- 5–10+ years experience as a Site Superintendent on multi-unit residential or government projects, DCC project handled is a plus.
- Strong knowledge of:
- DCC/CFHA standards
- Structural renovations
- HVAC, plumbing, electrical systems
- Hazardous materials abatement
- Ability to read and interpret complex drawings (A100–A118 series).
- Excellent communication and leadership skills.
- Ability to manage multiple units concurrently under strict deadlines.
- Experience with EnerGuide or blower door testing (asset).
- Must pass Garrison Petawawa security clearance requirements.
Pay: $5,000.00-$5,500.00 per month
