P/T Residential Property Manager
This is a great opportunity for someone who may work in the industry already and is looking to supplement their income. Full time employment may also be available for the right candidate.
Welbec Properties is a private investment company focused on acquiring, improving, and operating core industrial, multi-family, and value-add properties in secondary markets across Western Canada. We are looking for help with building management at a 38 unit townhouse complex in Aldergrove plus a 33 unit building in Chilliwack. This is a great opportunity for someone with property management and leasing experience who is looking to handle a smaller portfolio. There is an onsite caretaker to help in Chilliwack.
Reporting to the Director of Property Management, you will take a proactive approach with your job. The expectation is that you manage most aspects of your portfolio and are the sole contact for these properties. Working with our construction staff and the Director, you will help to establish effective operating procedures and ensure timelines are met. Leasing will take the majority of your time and is preferred after hours or weekends.
Property Management Duties include:
- Address tenants issues
- Prepare and represent the company at RTB hearings as required
- Oversee properties operations including personnel or tenant matters, expenditures, etc.
- Develop, implement, and evaluate comprehensive preventative maintenance programs
- Coordinate and engage third party contractors according to company protocol
- Manage service contract negotiations, and implement purchasing and expense control strategies
- Manage tenant improvement projects and building renovation projects
- Process rent increases, 10 day notices to evict, condition inspections, etc
- Conduct regular site visits whether or not there’s a vacancy
- Respond to all after-hour emergencies
- Attend staff meetings as required
- Perform other duties as required
Qualifications:
- At least 2 years experience in residential property management or equivalent
- Rental Property Managers License for BC is an asset but not required
- Strong RTA understanding
- Basic computer skills, Yardi experience is an asset
- Customer service oriented
- Must have a Class 5 BC Driver’s License and own vehicle
