Job Summary
Just Rent Property Management Inc. is a growing St. John’s property management company, backed by an established sister real estate team, managing 50+ residential properties — long-term rentals and short-term/Airbnb stays. We’re seeking an experienced, accountable Maintenance Manager to own the condition of our entire portfolio: repairs, renovations, the cleaning team, and our Airbnb setup and upkeep. This is a hands-on working-manager role: you’ll do the quick fixes yourself when a job can be handled on the spot, run regular property inspections, and manage the schedule, crews, and bigger projects. You deal directly with owners, make the call on how each property gets fixed, cleaned, and presented, keep jobs on budget, and keep owners in the loop — so the bill is never a surprise.
Duties
- Own the maintenance and renovation schedule and dispatch the field crew day to day
- Carry out regular property inspections and stay on top of the schedule
- Handle quick repairs and fixes on site yourself when a job is small enough to do on the spot
- Triage every issue — decide what’s a quick fix, what needs a trade, and what can wait
- Diagnose problems fully and plan the complete fix, not just the surface symptom
- Plan material purchases off the assessment — get what’s needed in one trip, with the right crew for the job (no repeat runs for a single part, no two people sent for a doorknob)
- Get quotes and report directly to owners on their properties — quotes, progress, hours, and costs — with proactive updates and photos
- Track hours and materials against every quote, keep jobs on budget, and flag and explain any overage early rather than at invoice time
- Arrange city permits for major renovations and upgrades; maintain an inventory of supplies and materials
- Know our properties inside out (where the water shutoff is, how each building works)
- Flex the schedule when a tenant- or guest-facing emergency comes up — an active leak or an Airbnb turnover comes before a renovation deadline
- Supervise, train, and support a team of 12+ casual, contract-based cleaners, running quality control through regular inspections
- Schedule cleaning to reliably hit guest check-in timelines; step in to clean occasionally when the team is short
- Set up and furnish Airbnbs — procure furniture and supplies and keep spaces clean, complete, and guest-ready
- Hold the crews to standards and make sure daily reports are complete, with notes and photos
Experience
- At least 3 years in maintenance, trades, renovations, or a related field, with team-management experience
- Strong hands-on background across common residential systems — plumbing, basic electrical, drywall, general repair — and comfortable doing quick fixes yourself on site
- A real manager: organized, accountable, and comfortable directing crews and holding a line
- A problem-solver who thinks a job through from start to finish
- A clear, proactive communicator — owners, tenants, and the office all rely on your updates
- Cost- and time-conscious — you plan ahead, avoid wasted trips, and keep jobs within the quoted hours
- Comfortable with scheduling/property software and documenting work with notes and photos
- Valid Newfoundland driver’s licence with a clean driver’s abstract, and your own reliable vehicle
- Renovation or project-management experience, estimating/quoting experience, and a flair for styling and staging are all a plus
Pay: $22.00-$35.00 per hour
