A building manager is responsible for the day-to-day operation, maintenance, and administration of residential property to ensure a safe, clean, and functional environment for occupants. The role combines technical oversight, staff supervision, and regulatory compliance.
Core Responsibilities
Maintenance & Operations
Coordinate routine maintenance and emergency repairs.
Oversee services such as:
- Cleaning and janitorial work
- Landscaping
- Snow removal
- Waste management
- Monitor and maintain building systems including HVAC, plumbing, elevators, lighting, and electrical systems.
- Conduct regular inspections to identify maintenance needs and safety hazards.
Safety & Compliance
Ensure compliance with:
- Fire safety regulations
- Building codes
- Environmental and occupational health standards
- Organize fire drills and emergency response procedures.
- Maintain records of inspections, incidents.
Relations
- Serve as the primary contact for occupants.
- Respond to maintenance requests and complaints promptly.
- Handle inquiries related to building policies.
Staff Supervision
Hire, train, schedule, and supervise:
- Maintenance personnel
- Evaluate employee performance and ensure work quality standards are met.
Contract Administration
Coordinate with external contractors and service providers.
Negotiate contracts for services such as:
- Security
- Repairs and renovations
- Cleaning services
- Waste disposal
- Monitor contractor performance and ensure contractual compliance.
