Superintendent - Live-in
- This is a permanent position with a salary based on experience and qualifications. A one-bedroom plus den suite is provided with one parking spot. Hydro, water, and cable is included. NO SMOKING, NO DOGS, MUST be fully vaccinated.
- Superintendent for a 223 unit building in a complex of 3 high-rise buildings and large Recreational Centre ~ which requires cross coverage with two other Supers
- Minimum of 5 years experience
- Speak, write, and read English fluently
- Should have mechanical, plumbing and electrical knowledge; Mechanically inclined
- Able to lift up to 50lb and do manual labour
- High School Diploma (Any post-secondary education is an asset)
- Must have smartphone
- Respectable and clean appearance – well-groomed
- Warm and approachable disposition
- Knowledgeable with maintenance schedules and general building mechanics
- Respond to emergencies, interact with contractors and residents
- Ability to follow instruction
- Ability to deal with off site contractors. Should have WHMIS training, basic CPR, AODA, and knowledge of Bill 168 and Bill 132
Duties
- Complete daily inspections of common areas and exterior grounds
- Interior and exterior garbage and waste removal
- Interior and exterior cleaning and deodorizing
- Complete work orders in a timely manner
- Report all concerns, deficiencies to the Condominium Manager and Shared Facilities Manager
- Troubleshoot and complete all property maintenance including minor plumbing, electrical, carpentry, etc.
- Perform on-going minor maintenance (i.e., door closures, removing flaking paint, changing locks/cylinders)
- Knowledgeable of maintenance schedules – Proficient with: Sprinkler room (dry and wet system), boiler room (electrical and gas), HVAC (glycol system, chiller system), generator room, elevator room, pool room, main electrical room, fire panel, makeup air units, sump pumps, booster pumps, irrigation system, compactor room, circulation pumps
- Maintain and promote health and safety within the building and adhere to policies and procedures regarding workplace safety; report problems to management immediately
- Properly communicate with residents and inquiries either in person or by phone
- Daily meeting with Condominium Manager
- Enforce rules and regulations of condominium
- Respond to after-hours emergencies in a timely manner
