Position Overview
The Building Maintenance Caretaker is responsible for the overall upkeep, repair, and cleanliness of the property — including building systems, common areas, and exterior grounds. This role ensures the facility remains safe, functional, and well-maintained at all times.
The Caretaker performs general maintenance duties, coordinates with trades as needed, and may receive deliveries or contractors during scheduled work hours to ensure the building and property remain in good repair and safe order.
Key Responsibilities
- Perform light maintenance: plumbing, electrical, carpentry, drywall repair, painting, and carpet care.
- Complete suite repairs and turnovers.
- Maintain common areas and exterior grounds, including snow removal and basic landscaping.
- Investigate and resolve minor emergencies such as leaks, clogs, or fixture issues.
- Coordinate with trades and contractors for specialized repairs.
- Keep accurate maintenance records and communicate updates to management.
- Ensure all work meets safety, building code, and WorkSafeBC standards.
QUALIFICATIONS
Technical Skills:
- Strong working knowledge of building and rental unit maintenance (plumbing, electrical, carpentry, drywall repair, painting, etc.).
- Competent with Microsoft Word, Excel, and Email.
- Familiarity with WorkSafeBC standards and building code requirements is an asset.

GENERAL OPERATION RESPONSIBILITIES
The Building Maintenance Caretaker reports directly to the Manager and carries out duties in accordance with the Residential Tenancy Agreement, the Residential Tenancy Act, the Personal Information Protection Act (PIPA), and other applicable legislation.
- Ensure the well-being and safety of tenants and guests by following the Society’s policies and procedures.
- Respond promptly and appropriately to maintenance requests and tenant concerns.
- Keep the Manager informed of any unresolved or significant issues related to tenants, guests, or building operations.
- Maintain accurate records and documentation for maintenance activities, finances, and contracted services.
- When covering for the Building Manager, act as rental agent—coordinating move-ins/outs, conducting condition inspections, and managing emergency responses until external personnel arrive.
- Participate in end-of-shift check-ins with the Manager to review building and tenant matters.
- Sign and comply with the Residential Tenancy Agreement, Employee Agreement – Building Maintenance Caretaker, and Confidentiality Agreement.

Pay: $60,000.00-$62,000.00 per year
