Job Overview:
The Commercial Project Manager (PM) is responsible for leading project execution from lead to final closeout. Acting as the sales and operational link between lead development, estimating, project management, and installation, the PM ensures projects are delivered on time, on budget, and with outstanding client satisfaction. This role supervises its team Project Coordinator and works closely with project stakeholders, vendors, technicians, and clients across a wide range of commercial flooring projects.
Key Responsibilities:
- Project Oversight & Execution
- Manage full project lifecycle from target to closeout. See Project Lifecycle Attached.
- Lead internal project meetings with Sales and Estimating.
- Coordinate with Project Coordinator on scheduling, logistics, and documentation.
- Serve as the primary operational liaison for clients, subcontractors, and suppliers.
- Monitor project progress and resolve delays, site issues, or scope changes.
Team Leadership
- Supervise and mentor Project Coordinator, promoting consistency and accountability.
- Ensure team adherence to documentation standards and internal processes.
- Support onboarding and training for new operational staff.
Scheduling & Procurement
- Develop and maintain project schedules in coordination with the Installation Manager.
- Ensure timely procurement and delivery of materials using company ERP.
- Collaborate with team members to verify delivery readiness and installation sequencing.
Client, Vendor & Site Communication
- Lead communication with General Contractors, consultants, and other trades.
- Conduct regular site visits and/or project check-ins.
- Oversee subcontractor scheduling and site coordination.
Cost Management & Documentation
- Monitor project budgets and escalate cost variances or change orders for approval.
- Use Clearstory for tracking changes, T&M tickets, and progress billing.
- Approve subcontractor invoices and material receipts with the support of Project Coordinators.
- Ensure full documentation is collected and maintained (POs, COIs, change orders, closeout documents).
- Schedule of Values
Quality Assurance & Closeout
- Conduct or delegate quality control inspections throughout the project lifecycle.
- Manage punch list resolution, ensure completion verification, and issue final closeout packages.
- Deliver warranties, manuals, and final deliverables to clients.
Qualifications & Skills:
- 4–6+ years of experience in commercial construction or specialty contracting
- Experience in commercial flooring, wall systems, or similar installation-based environments preferred
- Strong written and verbal communication skills
- Ability to manage multiple large-scale projects simultaneously
- PMP certification or equivalent project management training is an asset
Proficient in:
- Measure Square (for take-offs and scope review)
- Clearstory (for change orders and ticket tracking)
- RollMaster (for job costing, POs, and deliveries)
- Microsoft 365 (Excel, Outlook, Teams, SharePoint)

Pay: $60,000.00-$70,000.00 per year
