Overview
We are seeking a dedicated and experienced Maintenance Services Supervisor to oversee building operations and ensure that all systems, equipment, and facilities are in excellent working order. This role combines leadership, hands-on technical work, cleaning responsibilities, and coordination with outside contractors to maintain a safe, clean, and fully operational property.
The ideal candidate will be a strong leader with mechanical and electrical knowledge, proven experience in property or facility maintenance, and the ability to balance preventative programs with day-to-day repair and cleaning needs.
Key Responsibilities
The Maintenance Services Supervisor is responsible for ensuring the entire building remains in good working condition through a combination of preventative maintenance, daily repair requisitions, cleaning, and after-hours emergency support. Core duties include:
Leadership & Oversight
- Lead, train, and support the maintenance team to ensure high-quality work and resident satisfaction.
- Oversee repair and maintenance of all major systems and equipment, including heating equipment, furnaces, transformers, electrical systems, air-conditioning/refrigeration, and in-suite appliances.
- Supervise and coordinate outside contractors when on site.
- Perform informal workplace inspections daily and formal inspections quarterly.
Preventative & Corrective Maintenance
- Develop and manage preventative maintenance schedules for equipment and building systems.
- Ensure all repair requisitions are completed in a timely manner.
- Maintain a maintenance program for equipment and machinery, ensuring compliance with safety and service standards.
- Requisition and manage materials and supplies as needed.
Repair & General Duties
- Perform a wide range of repairs including:
- Replacing or repairing lights, fixtures, drywall, trim, and finishes
- Basic plumbing repairs (e.g., unclogging toilets, replacing fixtures)
- Moving furniture and appliances
- Painting and touch-ups
- General janitorial tasks such as garbage collection and spill cleanups
- Conduct daily inspections to identify maintenance or safety issues.
Cleaning Duties
- Cleaning of assigned common areas, which may include:
- Lobby and office spaces
- Refuse and storage rooms
- Laundry rooms
- Hallways and stairwells
- Games and study atriums
- Furniture and fixtures
- Windows and elevators
- In-suite cleaning as required (bedrooms, bathrooms, kitchens, and living rooms).
On-Call & Seasonal Duties
- Participate in an on-call rotation to respond to after-hours and weekend building emergencies (e.g., plumbing leaks, electrical issues, heating failures).
- Provide timely response to emergency situations to ensure safety and resident satisfaction.
- Perform snow removal during winter months, including shoveling, salting, and maintaining safe access to entrances, sidewalks, and walkways.
Physical Demands
This role is hands-on and requires the ability to perform physically demanding tasks, including:
- Climbing ladders and stairs, repetitive lifting (up to 60 lbs), and moving heavy furniture/appliances.
- Performing snow removal and other strenuous tasks requiring cardiovascular endurance.
- Working in confined spaces or awkward positions (kneeling, lying on side, overhead repairs).
- Using hand tools and small parts requiring dexterity and fine motor skills.
- Spending the majority of the day standing and performing maintenance and cleaning tasks.
Qualifications & Skills
- Minimum 3–5 years of experience in a supervisory maintenance or facility services role.
- Strong knowledge of HVAC, mechanical, plumbing, and electrical systems.
- Familiarity with low-voltage systems, refrigeration, and in-suite appliances.
- Experience using a Computerized Maintenance Management System (CMMS) for scheduling and recordkeeping is an asset.
- Strong organizational and project management skills.
- Excellent leadership, communication, and problem-solving abilities.
- Commitment to safety regulations and best practices in a property setting.
- Trade certification or technical diploma in a related field is considered an asset.
Job Types: Full-time, Permanent
Pay: $68,000.00-$75,000.00 per year
