Note: This position is primarily field-based and requires regular attendance at properties throughout the portfolio, with occasional attendance at the corporate office for meetings, reporting, training, and administrative functions.
Role Description:
We are currently seeking a Property Supervisor, who will be reporting directly into the Property Manager and will be responsible for supervising and maintaining our commercial property located in Mississauga for the majority of the work week. Responsibilities include maintaining tenant relationships and addressing their concerns, negotiating contracts, conducting property assessments, overseeing lease agreements, conducting inspections etc. This position will require you to drive to the onsite locations throughout the work week with the ability to respond to tenant emergencies outside of regular work hours as required.
The Property Supervisor will have strong communication and written skills, will have a strong understanding of how to foster positive relationships with others and can problem solve and multitask as varying situations arise. The successful candidate will also have strong attention to detail, and will have an open mindset to learn and grow with the company.
Responsibilities:
· Supervise and coordinate maintenance activities for industrial and retail properties to ensure they are well-maintained, safe, and compliant with regulations.
· Serve as the primary point of contact for tenants, addressing inquiries, concerns, and requests promptly.
· Foster positive relationships to enhance tenant satisfaction and retention.
· Oversee lease agreements, including renewals, and terminations.
· Ensure compliance with lease terms and resolve any disputes that may arise.
· Manage relationships with contractors, service providers, and vendors for property maintenance, repairs, and renovations.
· Assist property manager to obtain competitive bids and negotiate contracts to ensure cost-effective solutions.
· Monitor and follow up on compliance with insurance policies, safety regulations, and other recommendations.
· Proactively identify opportunities to generate additional income for the property.
· Assist in financial planning for the properties.
· Monitor expenses, track rent payments, and ensure timely payment of invoices and bills.
· Conduct regular inspections of industrial and retail properties to assess their condition, identify maintenance needs, and ensure compliance with safety standards.
· Coordinate emergency response procedures and act as a point of contact for emergencies, such as building issues, security incidents, or tenant concerns.
· Prepare regular reports on property performance, including occupancy, expenses, maintenance activities, and market trends.
· Present reports to management and provide recommendations for improvement.
· Work closely with leasing team to schedule and coordinate showings of vacant units to prospective tenants.
Requirements:
· Diploma or Bachelors Degree in a relevant field of study.
· 2-3 years of relevant work experience with commercial or residential properties is considered a strong asset.
· Strong verbal and written skills.
· Ability to multitask and work well under pressure.
· Intermediate knowledge of Microsoft Word, Excel and PowerPoint.
· Customer service oriented and problem-solving ability.
· Self-motivated with a high degree of initiative and focus to achieve deadlines
· Highly organized and detail oriented.
· Some real estate knowledge considered an asset.
· Must have a reliable vehicle and a Class G Drivers license for travel to properties.
· Ability to respond to tenant emergencies outside of normal operating hours as required
Job Types: Full-time, Permanent
Pay: $50,000.00-$55,000.00 per year
