Job Overview: Senior Residential Mortgage Underwriter
We are seeking a Senior Residential Mortgage Underwriter to support a high-performing mortgage team with a growing residential portfolio. This role is ideal for a seasoned, detail-driven underwriter who can independently own files end-to-end, structure complex deals, and act as a trusted resource for brokers across a range of borrower and property types.
The successful candidate will manage residential mortgage files from intake through funding, including income and document analysis, deal structuring, and the preparation of lender-ready packages. This is a senior position requiring proven underwriting judgment and the ability to handle volume and complexity with minimal oversight. Industry experience where underwriter can gauge lender niches and fit is valued.
This position offers meaningful exposure to purchases, refinances, renewals, and pre-approvals across owner-occupied homes, rental properties, and new builds.

Key Responsibility: Residential File Preparation & Analysis
- Independently prepare and own residential mortgage submission packages for:
- Owner-occupied home purchases and refinances
- Rental and investment properties
- Renewals, switches/transfers, and pre-approvals
- Lead financial analysis, including:
- Income calculation and verification (salaried, self-employed, commission, rental income)
- Debt-servicing ratio calculations (GDS/TDS)
- Review of income documents, credit bureaus, property details, and supporting documentation such as appraisals and purchase agreements
- Structure files in alignment with lender guidelines and program requirements, applying sound judgment to position deals for approval.
Underwriting & Submission Support
- Compile, organize, and quality-check documentation for lender submissions.
- Prepare lender-ready deal summaries and narratives, and advise brokers on deal structure and lender selection.
- Liaise with brokers, clients, realtors, and lenders to obtain outstanding information and clarify requirements.
- Manage submissions across a range of lenders and programs, including insured (CMHC/Sagen/Canada Guaranty), conventional, and alternative/B-lender deals.
Application & Condition Management
- Track active residential files and ensure financing conditions are met in a timely manner.
- Follow up on outstanding items and manage amendments and resubmissions as deals evolve.
Records, Systems & Compliance
- Maintain accurate and up-to-date client and deal records across internal systems.
- Ensure strict confidentiality and compliance with regulatory and internal standards.
Adaptability & Growth
- Remain flexible and responsive as responsibilities evolve with deal complexity and volume.
- Stay current on lender guidelines, programs, and industry changes, and serve as a knowledge resource for the team.
Qualifications & Experience
- Significant residential mortgage underwriting experience required.
- Proven ability to underwrite and structure deals independently across insured, conventional, and alternative/B-lender programs.
- Strong knowledge of lender guidelines, income qualification, and residential financing products.
- Strong technical proficiency with document processing, financial review, and collaboration tools (Adobe, Word, Excel, Outlook, Teams). Familiarity with Velocity, Trello or similar mortgage platforms is an asset.
- Exceptional organizational skills with strong attention to detail and deadline management.
- Analytical mindset with strong deal-structuring and financial-analysis skills.

$75,000 - $100,000 Range Given for Starting Salary (Depends on Individual/Industry Experience)
