About the Role:
The Property Manager is accountable for the overall performance, operational excellence, and long-term value of a designated real estate portfolio. This role balances leasing execution, building operations, and tenant experience, ensuring assets are well managed, market competitive, and aligned with ownership objectives.
While leasing performance remains a critical responsibility, the role places equal emphasis on day-to-day property operations, building standards, capital planning, and tenant satisfaction. The Property Manager serves as the central point of coordination between ownership, leasing teams, and building management team to ensure strategy translates into effective execution on the ground.
Key Responsibilities:
Property Operations & Building Management
- Maintain full accountability for day‑to‑day property operations across the portfolio, ensuring assets are operated safely, efficiently, and in accordance with ownership standards.
- Oversee third‑party or internal property management teams, including building operations, maintenance, security, life‑safety systems, and janitorial services.
- Ensure properties meet regulatory, environmental, and health & safety requirements.
- Assist with operational budgeting, expense control, service contracts, and vendor performance management.
- Oversee tenant move‑ins, move‑outs, and ongoing occupancy to ensure smooth execution and minimal disruption.
- Partner with asset management on capital planning, building improvements, and lifecycle maintenance to protect long‑term asset value.
Leasing Strategy & Performance
- Execute leasing strategies in alignment with asset business plans and operational realities.
- Drive leasing activity including new deals, renewals, and to support stable occupancy and income.
- Balance near‑term leasing velocity with long‑term tenant mix, building functionality, and asset sustainability.
- Identify leasing risks and opportunities by assessing vacancy, tenant performance, and operational constraints.
Deal Management & Execution
- Evaluate deal economics, tenant improvement scopes, and incentives with a practical understanding of building capabilities and costs.
- Ensure lease commitments are operationally deliverable and aligned with building standards.
- Maintain oversight of the leasing pipeline from execution through tenant delivery.
Tenant Experience & Retention
- Act as a senior escalation point for tenant issues related to operations, service levels, or occupancy.
- Ensure a high standard of tenant experience through proactive communication, responsiveness, and issue resolution.
- Partner with property management teams to support tenant retention strategies and reduce turnover.
- Support community‑building initiatives and tenant engagement where appropriate.
Market Intelligence & Asset Positioning
- Monitor local market trends, competitive properties, and tenant expectations.
- Apply market intelligence to both leasing strategies and operational improvements.
- Support repositioning, redevelopment, or re‑merchandising initiatives through coordinated operational and tenant planning.
- Ensure buildings remain competitive in terms of condition, functionality, and service offering.
Financial & Performance Management
- Prepare and manage operating budgets in collaboration with accounting teams.
- Track and report on both operational and leasing performance metrics, including expenses, vacancy, downtime, and tenant retention.
- Support forecasting, scenario planning, and long‑term asset strategies with practical operational insight.
- Provide ownership with clear reporting on risks, priorities, and performance drivers.

Ideal Candidate:
· 2+ years of property management experience with a focus in multifamily/purpose built rental, with demonstrated responsibility for both leasing and operations
· Strong understanding of building systems, operating budgets, service contracts, and capital planning
· Post secondary education in Real Estate, Business, Facilities Management, or a related field (or equivalent experience)
· Yardi accounting software experience preferred.
· Property Management license is required
· Strong organizational, problem solving, and stakeholder management skills
What We Offer:
· Salary range: $75,000–$90,000 per year
