North Vancouver, BC
Site Superintendent – Residential Construction
Full-Time | North Shore & Vancouver | $90,000–$105,000/year + bonus potential
About Powell Contracting
Powell Contracting is a North Vancouver-based residential construction company specializing in high-quality renovations and custom builds across the North Shore and Vancouver. We are built on a foundation of craftsmanship, clear communication, and accountability, values that run from the office to the job site.
We are a growing mid-size team, and we take pride in the fact that our office and field operate as one cohesive unit. Every project we deliver is a reflection of that coordination.
The Opportunity
We are seeking an experienced, hands-on Site Superintendent to serve as our senior field presence on active residential projects. This role works in close partnership with our Project Manager, who manages project coordination, scheduling, budgets, and supplier relationships from the office. The Site Superintendent is responsible for translating that plan into results on the ground. Keeping trades moving, quality high, and communication flowing back to the office team.
This is a field-first role. The ideal candidate is a seasoned professional who can make sound decisions independently, hold subcontractors accountable, and maintain a safe and productive job site, while adhering to the communication standards and protocols that keep our office team informed and our projects on track.
Key Responsibilities
Onsite Leadership and Supervision
- Oversee all phases of active residential construction projects, maintaining adherence to schedules, specifications, and quality standards.
- Coordinate and sequence subcontractors and trades to ensure efficient, uninterrupted workflow on site.
- Conduct daily toolbox meetings to align the crew, address priorities, and set expectations.
- Enforce all safety regulations, building codes, and project specifications at every stage of work.
- Maintain a clean, organized, and professional job site at all times.
Communication with the Project Manager and Office Team
- Adhere to established communication protocols, providing structured daily updates to the Project Manager on site progress, upcoming requirements, and any emerging issues.
- Submit accurate daily site logs, photographs, and status reports consistently and on time. This is a non-negotiable expectation of the role.
- Identify and escalate scope changes, trade concerns, or schedule risks promptly, following the company’s defined reporting procedures.
- Participate in weekly production and scheduling meetings with the Project Manager and office team.
- Ensure the office always has the field information required to make informed, timely decisions.
Client and Subcontractor Relations
- Conduct professional client site walkthroughs and provide clear, accurate updates on project progress.
- Address client questions and concerns on site in a courteous and professional manner, coordinating with the Project Manager on matters beyond your scope.
- Build and maintain strong working relationships with subcontractors, holding them to agreed scope, schedule, and quality expectations.
Documentation and Site Administration
- Prepare and submit change order requests, RFIs, and site documentation accurately and on time.
- Oversee material deliveries, coordinate on-site storage, and promptly communicate any shortages or delivery issues to the Project Manager.
- Maintain site records that support the Project Manager’s budget tracking, reporting, and project documentation.
Qualifications
- Minimum 5 years of experience leading projects in residential construction, with demonstrated experience in renovations and custom builds.
- Production minded individual with safety as top priority.
- Thorough knowledge of residential construction methods, trade sequencing, BC Building Code, and WorkSafe BC requirements.
- Proven ability to manage multiple trades and maintain project timelines in a field environment.
- Strong interpersonal and communication skills, with a consistent record of keeping project teams informed.
- Sound judgment in the field. Able to make decisions independently and recognize when escalation is required.
- Organized and detail-oriented, with the ability to manage site documentation alongside daily site responsibilities.
- Proficiency with project management software and standard construction documentation tools.
- Valid driver’s licence.
What We Offer
- $90,000–$105,000 per year, commensurate with experience, plus up to $10,000 annual performance bonus.
- Extended health, dental, and vision coverage following the probationary period.
- 10 days of paid vacation plus all BC statutory holidays.
- Direct mentorship from ownership, with genuine opportunity for professional growth as the company expands.
