About the Role
Treasure Hill is one of the Greater Toronto Area's leading low-rise residential developers, with an active portfolio of communities spanning the GTA and Greater Golden Horseshoe. We are seeking an experienced Manager - Sales and Investment Analysis to serve as the analytical engine behind our sales, pricing, and acquisition decisions.
Reporting to the VP, Sales, this role partners daily with executive leadership and cross-functional VPs across Acquisitions, Construction, and Land Development to translate market data, sales performance, and project economics into actionable recommendations. The successful candidate will own the full analytical lifecycle of our active and pipeline communities — from acquisition underwriting through pricing strategy, weekly sales performance reporting, and post-launch revenue optimization.
Key Responsibilities
Sales Performance & Forecasting
- Produce weekly sales reports and rolling sales and closing forecasts for the active community portfolio, distributing results to the CEO, VP Sales, and broader executive team,
- Maintain and continuously improve the sales trackers, ensuring data integrity across NewStar, Cinari, and SharePoint-based reporting tools.
- Administer the worksheet portal and oversee end-to-end data flow from sales agents and site administrators into corporate reporting systems.
- Track and report on options and upgrades performance, incentive utilization, and other revenue levers across all active communities.
Pricing, Appraisals & Revenue Strategy
- Lead blanket appraisal coordination across active and upcoming communities, working with third-party appraisers and internal stakeholders to support construction financing.
- Build and maintain pricing analysis and pricing models for community launches, releases, and ongoing pricing management.
- Conduct competitive intelligence on comparable communities using market tools and direct site visits, translating market data into pricing and product recommendations.
Acquisitions & Investment Analysis
- Underwrite prospective land acquisitions, building pro forma models covering absorption, pricing, construction cost assumptions, phasing, and projected returns.
- Prepare leadership reporting materials that translate analysis into clear, executive-ready recommendations.
Reporting, Analytics & Team Support
- Own external reporting obligations on behalf of the company.
- Deliver ad-hoc analytics requests from the CEO, VPs, and Sales Operations, scoped and delivered against executive timelines.
- Serve as the Excel and analytics center of excellence for the Sales team, providing direct support, model reviews, and capability coaching to sales operations and administrative staff.
- Operate as a NewStar super user, maintaining configuration integrity and serving as the internal subject matter expert.
Qualifications
Required
- Bachelor's degree in Commerce, Finance, Accounting, Economics, or a related discipline.
- Professional designation (CPA, CFA, or equivalent) strongly preferred.
- Minimum 5–7 years of progressive experience in financial analysis, FP&A, corporate finance, or transaction advisory, with demonstrable exposure to real estate development, homebuilding, or a closely adjacent sector.
- Advanced Excel and financial modeling skills, including pro forma development, scenario analysis, and large-data manipulation.
- Proven ability to build and present executive-level reporting to C-suite and VP-level audiences.
- Working proficiency in at least one BI platform (Power BI, Tableau, Spotfire, or Looker).
Preferred
- Hands-on experience with Newstar Enterprise (super user capability is a strong asset).
- Familiarity with GTA residential market data sources.
- Prior experience supporting land acquisition underwriting, blanket appraisals, or construction financing workflows.
- Experience operating in a high-volume, multi-community, low-rise residential development environment.

Pay: From $90,000.00 per year
