The Building Caretaker is responsible for the overall cleanliness, maintenance, safety, and day-to-day operations of the property. This role ensures that the building remains a safe, clean, and welcoming environment for residents and visitors while addressing maintenance and operational needs promptly and efficiently.
Key Responsibilities
- Conduct routine inspections to identify and address maintenance issues.
- Perform basic repairs, including plumbing, electrical, painting, and carpentry.
- Ensure proper functioning of building systems (e.g., HVAC, elevators, lighting).
- Coordinate and supervise external contractors for specialized repairs.
- Clean common areas, including lobbies, hallways, stairwells, and shared spaces.
- Manage waste disposal, recycling, and composting programs.
- Maintain outdoor areas: mow lawns, trim hedges, water plants, and remove snow and debris.
- Prepare the property for seasonal changes, such as de-icing walkways or setting up outdoor furniture.
- Monitor building security systems and report any suspicious activities.
- Test and maintain fire alarms, emergency lights, and other safety equipment.
- Ensure emergency exits and common areas remain clear and compliant with safety regulations.
- Respond to emergencies promptly, including leaks, power outages, and weather-related incidents.
- Act as the primary point of contact for residents regarding maintenance issues.
- Facilitate move-ins and move-outs, including elevator scheduling.
- Communicate and enforce building policies and strata bylaws professionally.
- Maintain records of maintenance activities, expenses, and incident reports.
- Prepare reports for the property manager or strata council as requested.
- Order and manage supplies for cleaning and maintenance tasks.
- Post notices and updates for residents, as required by the strata council.
Qualifications
- Minimum of 1 year experience in property maintenance, caretaking, or a related field.
- Basic understanding of plumbing, electrical, and general building systems.
Skills and Certifications
- Strong problem-solving skills and attention to detail.
- Excellent communication and interpersonal abilities.
- Ability to lift, climb stairs, and perform physical tasks as required.
Other Requirements
- Ability to respond to on-call emergencies outside of regular hours.
Pay: $20.00-$24.00 per hour
