We are seeking a Maintenance Technician for our property in Olreans who will be responsible for performing repairs, preventative maintenance, inspections, and general upkeep of residential properties to ensure buildings remain safe, functional, and well-maintained. This role responds to maintenance requests, troubleshoots building systems, supports resident needs, and works collaboratively with Property Management, Maintenance leadership, and external contractors to maintain high-quality property standards.
Key Responsibilities:
- Complete assigned work orders promptly while accurately documenting maintenance activities, repairs, and completed work.
- Perform general building repairs and maintenance, including plumbing, electrical, carpentry, painting, drywall repairs, doors, windows, cabinetry, fixtures, and other building components.
- Troubleshoot, repair, and maintain building systems, including heating, ventilation, air conditioning, mechanical, and electrical systems within the scope of the role.
- Install, diagnose, and complete minor repairs on appliances and equipment as required.
- Diagnose and identify issues with circuits, components, electronic equipment, and building systems, coordinating additional support when required.
- Inspect, test, adjust, repair, and replace equipment and components in accordance with manuals, specifications, and operational requirements.
- Conduct daily property checks, mechanical room inspections, and scheduled preventative maintenance activities to ensure building systems are operating effectively.
- Assist with semi-annual suite inspections, pre-move-out inspections, and other property condition assessments.
- Identify deficiencies, maintenance concerns, and repair requirements, ensuring timely communication and resolution.
- Support newly constructed buildings by identifying warranty-related deficiencies and coordinating repairs with applicable trades.
- Coordinate and oversee external contractors and service technicians completing maintenance work on-site.
- Collaborate with the Maintenance Manager and Property Manager to prioritize repairs, preventative maintenance, and operational needs.
- Maintain a safe and organized work environment while following company safety procedures and maintenance standards.
- Respond to after-hours emergency maintenance calls as required.
- Perform other related duties and responsibilities consistent with the scope and level of the position.
Skills and Qualifications:
- Minimum of 1 year of experience in building maintenance, property maintenance, facilities maintenance, or a related field.
- Practical knowledge of building systems, including basic plumbing, electrical, mechanical, appliances, and general repairs.
- Experience safely operating common power tools, hand tools, and maintenance equipment while following safety procedures and proper PPE requirements.
- Ability to troubleshoot maintenance issues, identify solutions, and complete repairs efficiently and accurately.
- Strong organizational and time management skills, with the ability to prioritize work orders and manage competing tasks with minimal supervision.
- Strong attention to detail with the ability to complete inspections, documentation, and maintenance records accurately.
- Excellent verbal and written communication skills with the ability to interact professionally with residents, contractors, and team members.
- Reliable, dependable, and able to work independently while contributing effectively within a team environment.
- Physically capable of performing job-related duties, including lifting, carrying, bending, climbing, and standing for extended periods.
- Basic computer skills with the ability to use maintenance software, email, and mobile applications.
- Valid Class 5 driver’s licence and access to a reliable vehicle.
- Ability to work a flexible schedule and respond to after-hours maintenance emergencies as required.
- Knowledge of occupational health and safety practices and WHMIS certification is considered an asset.
