We are actively looking for a dynamic and experienced Resident Manager to join our team at 20 Prince Arthur Avenue. Located in the Yorkville district, this is a beautiful 193 unit building which has a mixture of bachelor, one and two bedroom units. As one of our Resident Managers at the building, you will be ensuring we offer our Residents a clean, well maintained building in addition to excellent and responsive service to Resident requests. For the right candidate the position has the ability to be either Live In OR Live Out.

Key Duties & Responsibilities
- Enforces the provisions of the Residential Tenancy Act;
- Responds to Resident inquiries quickly in order to provide exceptional customer service;
- Supervises the building, including common areas, to ensure the security and safety of all Residents, employees and agents of Hollyburn;
- Manages the rental process for Residents, which includes all the required paper work for the rental of suites, parking and/or storage lockers;
- Facilitates credit and reference checks for prospective Residents;
- Creates move-in and move-out reports for each Resident using the Condition Inspection Report;
- Promotes company-wide marketing initiatives, including referring prospective Residents to other Buildings in the Hollyburn Properties portfolio;
- Manages all building maintenance requirements to the highest standards; this includes cleaning all common areas, supervising contractors and record keeping of work performed, as well as conducting minor repairs and painting as necessary;
- Assists with preparing vacant suites for new Residents by completing necessary repairs, upgrades and/or cleaning and painting;
- Regularly conducts building inspections and makes recommendations for preventative maintenance;
- Oversees the Building Emergency Response Plan and conducts monthly tests of emergency generators and fire alarm systems;
- Notifies Management Team concerning need for major repairs;
- Keeps proper books and accounts for the Building as per accounting requirements, as well as attends to the collection and safe deposit of all rent monies and other amounts receivable from Residents;
- Maintains an inventory of all supplies received and used;
- Will assist in supervising an Assistant Resident Manager and a Cleaner ;
- Performs any other duties and responsibilities as assigned.
Knowledge, Skills & Abilities
- Previous experience in managing Residential Apartments , Housekeeping or Building Management is an asset
- Strong working knowledge of the Residential Tenancy Act;
- Excellent customer service skills;
- Experience conducting minor maintenance;
- Strong organizational and planning skills;
- Presentation and sales skills are necessary to market suites to prospective Residents;
- Experience working safely with cleaning and other chemicals used in building operations;
- Strong organizational and planning skills;
- Attention to detail and accuracy, even as priorities change and urgencies intervene;
- Strong communication skills in English. This includes both written and verbal communication;
- Bookkeeping or other related administrative experience;
- Ability to be flexible and self-motivated and to take initiative;
- Ability to work independently and in a team environment where mutual support is essential;
- Ability to respect confidentiality of information;
- Ability to work a varied schedule including evenings and weekends ;
- Be physically able to carry out all necessary duties. All candidates must be physically able, at minimum, to paint and clean, including bending, stooping, kneeling, pushing, pulling and lifting up to 50lbs;
- Ability to maintain a professional appearance. Resident Managers represent Hollyburn to our Residents and prospective Residents;
- Must be a Resident of Canada or possess the appropriate documentation to legally work in Canada. All documentation must be current.
