Building Operator

We are seeking an experienced Building Operator in Calgary, AB. The Building Operator is responsible for ensuring the efficient, effective and productive management of our Residential Portfolio. We are looking for an individual who can work independently, has practical hands-on experience servicing multiple buildings daily including obtaining quotes and coordination of larger repair projects.
Responsibilities:
- Monitor, log and perform maintenance on building equipment and systems
- Controlling and operating automated and computerized control systems, stationary engines and auxiliary equipment
- General Maintenance Supervises cleaning activities, when required. At some properties, may assist with maintenance of vacant space. Any other job related duties and/or projects that may be assigned
- Respond to tenant requests and take corrective measures in completing tenant work as assigned
- Processing purchase orders
- Maintain inventory for filters, fuses, lamps, ballasts, etc.
- Life, Safety and Emergency Systems Ensures all building life, safety and emergency systems are maintained: including the routine fire alarm tests and fire warden meetings and compliance with all Health and Safety, Risk Management and environmental policies and procedures as they relate to the property; responsible for log keeping related to building general as well as life and safety systems
- Liaise with outside contractors to ensure compliance with building rules and regulations
- Assist and monitor contractors as required
- Assist annually in the budgeting for building and ensure compliance with budgeted costs through the year
- A high level of commitment to serving customers
- Provide exceptional customer service
- Other duties as assigned
Qualifications & Experience:
- Minimum of 3 years' experience in commercial and or residential building operations
- Knowledge of:
- o Building mechanical/electrical equipment,
- o Building automation,
- o HVAC,
- o Electrical and plumbing systems,
- o Preventative maintenance programs
- o Fire code
- o ASME Boiler & Pressure Vessel Codes
- o CSA B52, Mechanical Refrigeration Code
- o Boiler operation, maintenance and water treatment
- o Heating Systems and Human Comfort
- o Elevator systems
- Proficient in various computer software and systems (Windows, Word, Excel, e-mail and card access)
- Mechanical and electrical aptitude
- Good vision, hearing, and eye-hand co-ordination
- Manual dexterity
- Communication skills in person and in writing
- Organizational and decision-making skills
- The ability to read and interpret blueprints and other plant drawings
- The ability to work safely and efficiently
- The ability to work with others in a team environment
- Able to potentially work on-call rotation in the future
- Must have valid driver’s license and reliable transportation to travel between several sites
Education Requirements:
- High school diploma or GED
- Power Engineering
