PROJECT MANAGER — COMMERCIAL TENANT IMPROVEMENTS

We move fast, we hold our work to a high standard, and we're growing — which is why we're looking for an experienced Project Manager who can own the job from kickoff to close.
THE ROLE
You'll lead commercial TI projects end-to-end across Metro Vancouver — managing scope, schedule, budget, subcontractors, and client relationships simultaneously. This is a high-accountability role for someone who thrives in a fast-paced environment and takes ownership of their projects.
WHAT YOU'LL DO
- Own the full project lifecycle — pre-construction through substantial completion and deficiency close-out
- Manage project schedules, budgets, subcontractors, purchase orders, and change orders with accuracy
- Coordinate with architects, engineers, consultants, and city inspectors throughout the build
- Review drawings, shop drawings, RFIs, and submittals; track and manage responses
- Identify scope gaps, cost risks, and potential overruns early — and communicate them clearly
- Serve as the primary point of contact for clients; deliver regular updates and professional reporting
- Lead weekly site meetings and maintain complete, organized project documentation
- Ensure compliance with BC Building Code, WorkSafeBC, and all applicable regulations
- Manage multiple concurrent projects across the Lower Mainland
WHAT YOU BRING
- Minimum 5 years of construction project management experience in Vancouver BC with a commercial general contractor
- Ability to juggle numerous projects at the same time
- Organization skills
- Detail oriented
- Demonstrated track record delivering TI projects — office, retail, hospitality, medical, or wellness
- Strong working knowledge of the Vancouver/Lower Mainland construction market
- Ability to read and interpret architectural, structural, and mechanical drawings with confidence
- Solid understanding of construction contracts, scheduling, and financial controls
- Proficiency in Procore, Bluebeam, MS Project, and Microsoft Office Suite
- Excellent written and verbal communication skills — with clients, trades, and consultants
- Degree or diploma in Construction Management, Engineering, or related field (or equivalent experience)
- Valid BC driver's license and access to a reliable vehicle
- PMP certification is an asset; BCIT Construction Management graduates strongly considered

Pay: $80,000.00-$140,000.00 per year
