Job Summary
We are seeking an experienced Commercial Property Maintenance Manager to oversee and coordinate maintenance operations across multiple commercial properties. The ideal candidate will possess strong management and project management skills, with a solid background in industrial maintenance, electrical systems, HVAC, and mechanical knowledge. This role requires leadership in supervising maintenance teams, ensuring safety standards, and implementing efficient maintenance strategies to keep properties in optimal condition.
Duties
- Oversee the day-to-day maintenance operations of assigned commercial properties.
- Develop and implement preventative maintenance programs for all building systems and equipment.
- Supervise maintenance personnel, building operators, and external contractors.
- Coordinate repairs, renovations, and capital improvement projects.
- Conduct regular property inspections to identify maintenance needs and ensure compliance with company standards.
- Manage vendor contracts, negotiate service agreements, and monitor contractor performance.
- Ensure compliance with building codes, health and safety regulations, environmental standards, and applicable legislation.
- Prepare and manage maintenance operating budgets and capital expenditure plans.
- Review and approve maintenance work orders, invoices, and purchase orders.
- Respond to emergency maintenance situations and coordinate after-hours support when required.
- Maintain accurate maintenance records, asset inventories, and regulatory documentation.
- Collaborate with Property Managers to ensure timely resolution of tenant maintenance requests and minimize operational disruptions.
Requirements
- Diploma or degree in Building Operations, Facilities Management, Engineering, or a related discipline.
- Minimum 5 years of commercial building maintenance experience, including supervisory responsibilities.
- Strong knowledge of HVAC, electrical, plumbing, mechanical, fire/life safety, and building automation systems.
- Experience managing preventative maintenance programs and capital projects.
- Knowledge of occupational health and safety legislation and commercial building codes.
- Strong leadership, organizational, and problem-solving skills.
- Proficiency with Microsoft Office and computerized maintenance management systems (CMMS).
- Valid driver's license and reliable transportation.
