Position Summary:
The Maintenance Supervisor is in a leadership position accountable for safeguarding and maintaining the equipment and physical plant of the organization. The Maintenance Supervisor adheres to the philosophy of Salem Manor Nursing Home and provides direction within the departmental goals and objectives. The Maintenance Supervisor demonstrates respect, effective communication, flexibility, and commitment in all areas of work supporting the Leadership Team in their endeavours.
Responsibilities:
1. Leadership/Administration
- In collaboration with the CEO, develops, maintains and reviews departmental goals and objectives, policies and procedures, job descriptions, work routines, keeping them current.
- Provides direct supervision of Maintenance staff.
- Establishes clear direction by setting performance expectations with Maintenance staff.
- Develops and adjusts Maintenance staff schedules, adhering to collective agreements, to meet departmental and facility needs.
- Ensures Maintenance staff are delivering effective services meeting established standards, policies and procedures, guidelines and protocols.
- In collaboration with Human Resources, training, scheduling, performance reviews and progressive discipline.
- Participates in the general orientation program for new staff.
- Promotes staff growth and development to enhance the potential for job satisfaction.
- Provides an environment in which personnel can learn, contribute and develop.
- Develops a climate within the department conducive to co-operation and interaction with other disciplines.
- Reviews and investigates incidents originating in their responsible department, documenting and taking action as required.
- Actively participates with various committees as assigned.
- Operates within designated budget.
- Partake in contract negotiations.
2. Job Related Skills
- Develops and implements preventative maintenance systems, ensuring equipment and physical plant are in safe and well maintained operating condition.
- Coordinates/performs preventative maintenance as indicated by manufacturers or governing bodies guidelines.
- Develops and implements general maintenance communication log systems for effective reporting.
- Schedules outside trades as required ensuring their compliance with OH&S regulations.
- Coordinates/performs all maintenance in a timely basis.
- Ensures all repairs are completed with due consideration to residents, staff and visitors.
- Maintains accurate records of inspections and maintenance.
- Utilizes cost effective methods regarding purchasing and staffing.
- Maintains a reasonable inventory of supplies to perform timely maintenance.
- Recommends major equipment purchases or improvements.
- Receives and distributes facility deliveries as required.
- Acts as facility Fire Marshall, performing associated duties.
- Is prepared to return to work on an emergency call basis.
- Performs other duties as assigned.

4. Communication

- Communicates with other health care agencies to facilitate building/equipment maintenance best practices.
- Apprises CEO of any potential risk management issues in a timely manner.
- Communicates and interacts effectively with cognitively impaired residents.
- Directs the Maintenance department to ensure effective communication and coordination of service with all other disciplines.
- Models excellent customer service skills.
5. Continuing Education
- Demonstrates commitment to continuing education by attending pertinent inservices & workshops both internally and externally as appropriate; applies learning to workplace, shares knowledge with co-workers; keeps abreast of maintenance best practices.
- Demonstrates commitment to learning new skills, methods and ideas, and to broaden experience through work on projects and committees.
- Able to identify educational needs and promote educational opportunities for responsible department staff.
- Provides/assists in the delivery of education inservices as requested.
6. Workplace Health and Safety
- Cooperates and participates fully in the Workplace Health and Safety Program. Identifies and reports hazards and incidents with the potential for injury to themselves or others to the supervisor.
- Conducts themselves in a safe manner according to approved policy and procedures.
- Participates in training and reviews, provided or recommended by the employer, and takes correction when not performing the work to acceptable standard.
- Reports work practices and locations that place residents and staff in imminent danger due to lack of training, unsafe conditions or circumstances to the supervisor who will investigate.
- Is aware of and complies with the Alberta Occupational Health and Safety legislation and regulations.
Knowledge, Skills, Qualities & Abilities
- Have knowledge and able to perform general maintenance tasks i.e. electrical, mechanical, carpentry, welding, plumbing, painting, heating and ventilation systems.
- Experience and knowledge working with HVAC systems.
- Must be able to use required tools and equipment related to maintenance repair.
- Must be able to maintain composure and make decisions in emergency situations.
- Must demonstrate technical problems solving abilities and be mechanically inclined.
- Good written and verbal communication skills essential.
- Solid understanding and application of good body mechanics and transfer techniques essential.
- Excellent ability to prioritize, plan, implement, and adapt routines with minimal supervision.
- Excellent observation skills and ability to determine urgency and reportable incidents.
- Able to read and interpret manuals, blueprints related to equipment and systems.
- Maintains high standards of cleanliness and personal hygiene.
- Proficient at computer use and applications.
- Organize and plan work and maintenance schedules.
Special Requirements/Physical Demands
- Involves extensive standing, walking, bending, lifting, squatting, and moving.
- Must be physically capable of performing lifts and transfers. This includes the ability to frequently lift, push, or pull 25-30 lbs. and occasionally lift, push or pull 40-50 lbs.
- Prepared to respond to emergent situations as required.
Education/Qualifications
- Journeyman - Trades
- Building Operator Certificate preferred
- Technical training in building maintenance preferred.
- Working knowledge of WHMIS and Fire Safety systems
- Previous experience in a supervisory capacity an asset.
Pay: $40.00-$50.00 per hour
