Role Description
We are seeking an experienced Residential Construction Coordinator with a sharp eye for detail and a deep understanding of the Calgary housing landscape. The successful candidate will be a self-motivated individual who understands the navigational nuances of the Alberta Building Code and mastering the specific hurdles of secondary suite development.

Reporting to the Construction Manager, you will oversee residential projects from inception to final inspection, with a heavy focus on the design, permitting, and execution of legal secondary suites. You will be the bridge between the governing authority and high-quality physical builds.
Key Responsibilities
- Manage all phases of residential construction, ensuring projects stay on schedule, within budget, and up to our quality standards
- Lead the development of secondary suites, ensuring every project meets the City of Calgary Land Use Bylaws and Alberta Building Code
- Navigate the specific requirements for legalizing existing suites, including retroactive permit applications and compliance upgrades
- Supervise and inspect the work of plumbing, electrical, and mechanical subcontractors to ensure integrated system performance
- Act as the subject matter expert for clients or internal teams on suite feasibility and legalization process for existing unauthorized suites
- Manage workflows, prepare weekly reporting and manage internal documents related to each project
Qualifications & Skills
- Minimum 5+ years in residential construction management.
- Have direct experience building or consulting on secondary suites within the City of Calgary.
- Possess a high level of working knowledge of the Alberta Building Code and Calgary’s specific secondary suite programs.
- Understand technical aspects of residential MEP (Mechanical, Electrical, Plumbing) systems is non-negotiable.
- Proven track record of successfully legalizing secondary suites through the City of Calgary.
- Must possess strong administrative acumen
Technical Proficiencies
- Code Compliance: High-level fluency in ABC (Sections 9.36, etc)
- Permitting: Experienced in Development Permits (DP) and Building Permits (BP).
- MEP Systems: Ability to troubleshoot furnace separations, electrical load sharing, and fire-rated assemblies.
- Project Tech: Proficiency in MS Office and project management software (e.g. Buildertrend, Procore, or CoConstruct).
