Role Description
As the Operations Manager, you will report directly to the Director of Operations and drive the success of the department's core functions. This role involves designing and managing in-house project management and vendor preventative maintenance programs across a specified portfolio. You will lead, mentor, and train the team of building operators, balancing hands-on leadership with crucial administrative duties to keep operations running seamlessly.
Key Responsibilities
- Preventative Maintenance: The Operations Manager is responsible for the development and maintenance of both in-house and vendor-based preventative maintenance programs. This involves strategizing, scheduling, and executing maintenance tasks to ensure optimal functionality and longevity of equipment and facilities.
- Project Management: Participate in the project from start to finish by actively engaging in the initiation and planning phases, where the project scope, objectives, and deliverables are clearly defined. Contribute to the creation of detailed project plans, timelines, and budgets to ensure thorough preparation. Throughout the execution phase, allocate resources efficiently, manage risks, and maintain clear communication with stakeholders to keep the project on track. Implement quality assurance measures to meet standards and regulatory requirements.
- Communication Liaison: Serving as a central point of contact, the Manager facilitates communication between various stakeholders, including team members, management, vendors, and other relevant parties. Clear and efficient communication channels are maintained to address issues promptly and ensure smooth operations.
- Process Improvement: Continuously seeking opportunities to enhance operational processes and procedures, the Manager initiates and oversees improvement initiatives. This involves identifying inefficiencies, analyzing workflows, and implementing solutions to optimize resource utilization and enhance productivity.
- Vendor Management: The Manager oversees relationships with external vendors involved in maintenance activities. This includes vendor selection, contract negotiation, performance evaluation, and ensuring adherence to service level agreements to meet operational requirements effectively.
- Reporting: Generating and analyzing relevant operational data, the Manager prepares reports on key metrics for management review. These reports include maintenance schedules, performance metrics, budgetary analysis, and other key indicators to facilitate informed decision-making and strategic planning.
- Meeting Preparation: Supporting management in client meeting preparation, the Manager gathers and organizes relevant data assisting in coordinating logistics. This ensures that meetings are productive, focused, and aligned with operational objectives.
Qualifications:
- 4th Class Power Engineering Certificate or skilled trade such as refrigeration, electrical and/or plumbing
- Minimum ten years’ experience in high-rise operations
- Proven experience in operations of multi-unit condominium and commercial, including high-rise as well as wood frame construction
- Proven experience in supervision of operations staff and mentorship
- Strong organizational skills with attention to detail
- Proficient in CMMS and Microsoft Office Suite
- Project management experience
- Excellent communication and interpersonal skills
- Strong time management skills with the ability to prioritize tasks and meet deadlines
Proficient in the operation and maintenance of building systems including but not limited to fire & life safety systems including generators, HVAC, plumbing systems, building controls, automation and security systems.
Pay: $90,000.00-$100,000.00 per year
