About the Opportunity
We are seeking an experienced and community-oriented Live-In Resident Manager to oversee day-to-day operations at our new 55+ active living apartment building. The successful candidate will take ownership of this new community; fostering a vibrant, social and active community, ensuring the property is well-maintained, and delivering exceptional service to our residents and guests.
The property is an exciting and new rental apartment in an established neighborhood that represents a first-rate rental experience, centrally located and connected to a wide range of public and natural amenities. A key feature of the building is its ample and well-appointed amenities, which include a full-service fitness and yoga centre, a coffee and conversation room, crafting and wood working areas, a lounge and entertainment room with expansive south-facing patio, and a private dinning room for parties and events. The focus of the Live-in Resident Manager to program these spaces to create an active, social and vibrant living environment.
This is a dynamic, hands-on role that blends customer service, event planning, and leasing, maintenance coordination, and daily property management duties. As the on-site representative of company, you will play a key role in shaping the living experience for residents and shepherding the long-term reputation of the company and the building.
Key Responsibilities
- Provide professional, courteous, and prompt service to all residents, prospects, and visitors.
- Foster a sense of community through engagement initiatives, resident social events, scheduling classes, and open communication.
- Maintain positive relationships to encourage lease renewals, enhance resident satisfaction and uphold the buildings reputation.
- Market available suites through online listings, signage, and local outreach.
- Conduct property tours with prospective residents and manage the waitlist.
- Screen applicants in accordance with company leasing criteria.
- Prepare and execute lease agreements, renewals, and move-in/move-out documentation.
- Follow up with all leads and maintain up-to-date leasing records.
- Conduct regular inspections of common areas, building systems, and grounds to ensure safety and cleanliness.
- Respond to resident inquiries, maintenance requests, and complaints with empathy and efficiency.
- Coordinate and oversee vendors, including Adrock’s maintenance division, for cleaning, landscaping, snow removal, preventative maintenance, and unplanned service calls.
- Schedule and supervise suite turnover activities, including cleaning, painting, and repairs.
- Perform light maintenance, touch-up painting, and cleaning as needed.
- Work with head office to support rent collection, lease deposit processes, and to manage delinquencies in accordance with company policy.
- Assist in preparing annual operating budgets and reviewing vendor invoices.
- Regularly review the Rent Roll to ensure accurate and up to date.
- Prepare monthly site reports detailing occupancy, maintenance activities, and resident feedback. Work with the Property Manager to review and comment on monthly cash flow reporting.
- Uphold and enforce building and company policies, bylaws, and standards.
- Respond promptly to after-hours emergencies, including maintenance issues, noise complaints, and urgent resident concerns. Maintain availability during evenings, weekends, and holidays as required.
Qualifications
- Minimum 2 years of property management, hospitality, or customer service experience (multi-family preferred).
- Post-secondary education in Business, or a license in Property Management are considered assets.
- Proficiency with Microsoft Office and web-based systems.
- Strong customer service mindset and interpersonal communication skills.
- Excellent problem-solving, decision-making, and conflict resolution abilities.
- Highly organized with strong time-management and multitasking capabilities.
- Self-motivated and dependable, able to work independently with minimal supervision.
- Flexible schedule and ability to live on-site full-time.
- Ability to handle confidential matters and maintain professionalism at all times.
Pay: $60,000.00-$80,000.00 per year
