Position Overview:
The Project Manager is responsible for planning, executing, and evaluating projects/builds to deliver on a predetermined timeline. Delivering top level customer service and communication to all clients. Quality control throughout the build and ensuring a safe work site/environment. Hands on management mentality is needed for upmost efficiency.Oversee construction projects from beginning to end
- Review contracts and building plans, organize all details and information with the project scope
- Determine the necessary equipment, materials, and manpower needed, plan ahead
- Communicate with clients to meet and review details and organize on site prior to construction beginning
- Build relationship with client through duration of the project, earn their respect and confidence
- Set client expectations for scheduled meetings, safety regulations, site visits, preferred communication methods and times, deliver expectations set out and communicated
- Manage on site materials, tools and equipment
- Ensure supplies and equipment are delivered according to schedule for subtrades
- Ensure materials and supplies are removed from site in timely manner
- Prepare an ongoing log on material returns
- Resolve any problems that may arise with positive approach
- Ensure compliance with safety regulations and building codes
- Coordinate and mould construction workers and construction laborers to work clean and safe on our sites and organize sites as we require
- Collaborate with subcontractors, engineers, building inspectors, and key team members of the project team (Designer, Home plan designer, Clients, and Real Estate Agents on occasion)
- Plan construction operations with structured schedule and timelines
- Ensure all deadlines are met
- Hire contractors and construction laborers
- Delegate responsibilities to subtrades/suppliers
- Allocate and manage resources with team project managers to ensure that they are available when they are needed throughout the construction projects
- Communicate and coordinate with clients for on site meetings and for any questions
- Client scheduled meetings organized with PM (original lot walk, electrical walk through, trim walk through, final walk through)
- Report weekly the progress on projects through updating database
- Handle any environmental or local community issues that may come up during a project in delicate manner
- Post and remove (or repair) signage as necessary
- Conduct weekly site checks minimum to monitor progress and quality standards
- Sand/salt/shovel jobsites as necessary in winter months
- Manage equipment (generators, propane heat, electric heaters, dehumidifiers)
- Clean spin down filters as needed
- Remove unsafe hazardous materials immediately
Reports:
- PM will be required to prepare the following reports for management and stakeholders:
- Report weekly material returns logged, date, time, quantities of returned product
- Prepare one page report regarding all job site safety status/update on weekly basis
- Closing deficiency list from pre closing walk through with clients
- Closing deficiency list completion
Pay: From $70,000.00 per year
Work Location: Hybrid remote in Middle Sackville, NS
