North44 Properties is looking for a dynamic team member to join our ever growing team of professionals in the Construction, Maintenance and Property Management fields. The Construction Coordinator position works closely with the construction manager and assistant construction managers in organizing vendors, maintenance staff, maintenance supplies and coordinating renovations and upgrades to our buildings. Specific duties include: organizing vendors, contract negotiations, construction inspection and organizing of renovations, payment certification, advising on cost effective design/construction practices, and performing as a liaison between client, project staff, and contractors. This position is a full-time salaried position with regular business hours being Monday-Friday 9:00am - 5:00pm. The ideal candidate will be able to perform the following duties:
Estimation
- Prepares preliminary estimates, material prices, labour costs and equipment costs based on inspections and specifications
- Reviews quotes and miscellaneous omissions concerns with owner and speaks with trades to ensure comfort and thoroughness of bid;
- Attends walk-throughs at the direction of the Managers
- Manage change order processes, including pricing, negotiating, processing and assessing cost and schedule impact prior to reviewing with Construction team.
Scheduling/Forecasting/Analysis
- Involved in sub trade/supplier tender packages, risk assessment and working with project management team to draft preliminary project schedules
- Works with the project owner and assists in establishing overall project benchmarks and target costs; involved in forecasting and analysis
- Identifies associated risk and opportunities and performs cost risk analysis of the estimate
- Establishes the quantities into contracts issued to tenderers; develops quantity measurement forecasts
- Assists in team projects; ensuring a good balance between technical solutions, project execution strategies, project schedule and cost estimate
Tendering / Submissions
- Reviews all tender documentation and drawings; ensures accuracy and timeliness of tender submissions
- Coordinates and/or attends pre-bid meetings to confirm scope of work and proposal submission requirements
- Reviews and approves all bid packages before submission to client
Qualifications
- Diploma and/or Trade Certificate: Engineering
- Minimum of 2-3 years of experience within the Canadian construction market; commercial and residential experience.; proven ability to understand scope of work;
- Working knowledge of Microsoft Office (Word, Excel, Outlook) and MS Project
- Familiarity and understanding of construction contracts and scheduling and all phases of a construction project; knowledge of project management functions, labour laws and building codes
- Working knowledge of construction equipment/techniques, drawings/specifications, building material and required standards applicable to discipline

Pay: $20.00-$25.00 per hour
