This individual is responsible for coordinating lease enforcement policy to ensure tenant compliance of leases and implement appropriate remedies when tenants are in default of their lease guidelines and procedures, ensuring appropriate internal controls are maintained, coordinating the preparation of building operating and capital budgets to ensure highest level of maintenance and integrity of properties and control operations within budget, ensure all administrative procedures for A/R control, variance control, sales reporting, project approvals, environmental reporting and lease documentation are completed correctly and providing strategic direction and ongoing stewardship to ensure the long term operational integrity and viability of commercial properties.

Manage rent collection policy to ensure prompt payment by tenants and assist in rent collections directly as required.

Monitor accounts payable to ensure payments according to policy.

Manage appropriate landlord remedies for all tenant defaults and ensure tenant compliance on all issues.
- Coordinate and assist environmental policy and procedures.

Supervise on-site staff to assure direction.

Prepare deliverable operating and capital budgets.

Control variances to ensure budgets on target.

Liaise with internal stakeholders when required.

Prepare monthly and quarterly reporting, and if applicable, co-owner reporting.

Prepare and/or review monthly/annual recovery adjustments including shortfall and over/under accrual analysis.

Provide Lease Administration with rates per square foot information for annual rental notice updates and perform change analysis for rates.

Identify and implement a long-term strategy of deferred maintenance for the properties.

Manage internal staff and external consultants in the execution of the deferred maintenance strategic plan.

Monitor, improve, and amend the capital plan as required.

Ensure the ongoing marketability of the properties by assuring the properties are top of class aesthetically and operationally.

Business or Engineering Degree preferred.

Minimum 5 years progressive experience in Real Estate Management.

High level communication and negotiating skills with the ability to deal at all levels of management both inside and outside the organization.
