We are a boutique Property Management firm looking for an experienced Building Operator to join our management staff.
Position Summary
We are seeking a reliable and hands-on Building Operator to assist with the day-to-day operation, cleanliness, maintenance, and general presentation of a commercial property.
The ideal candidate will take pride in keeping the property clean, safe, and well maintained, while also being able to interact professionally with tenants, contractors, and management.
Key Responsibilities
- Ensure the property is maintained in a safe, clean, tidy, and professional condition.
- Conduct regular inspections of the building, exterior grounds, parking areas, entrances, loading areas, common areas, washrooms, mechanical rooms, electrical rooms, and service areas.
- Monitor building systems, including penthouse boilers, cooling tower, pumps, HVAC controls, plumbing, electrical, lighting, doors, elevators, and other base building equipment.
- Monitor and adjust the ESC Automated program and respond to HVAC temperature issues as required.
- Maintain cleanliness of main floor lobbies, common area washrooms, entrances, sidewalks, and exterior areas.
- Ensure common area washrooms are stocked, clean, operational, and free of leaks.
- Sweep and clear debris from front and rear entrances, exterior walkways, and other high-traffic areas as required.
- Perform minor repairs and maintenance, including lighting, doors, locks, washroom fixtures, ceiling tiles, minor plumbing items, and other general repairs.
- Flush toilets and run taps in vacant spaces on a regular basis.
- Assist tenants where appropriate with minor maintenance items, including ceiling tiles, lighting, and general building-related concerns.
- Respond to tenant service requests professionally and in a timely manner.
- Maintain base building electrical, telephone, mechanical, and service rooms in a clean and orderly condition.
- Provide access to approved contractors and accompany contractors during inspections, repairs, life safety testing, and other service work as required.
- Supervise contractor work where required and report any issues to the Property Manager.
- Assist with access for real estate agents, leasing representatives, and approved visitors to vacant premises.
- Report safety hazards, malfunctioning equipment, abandoned vehicles, leaks, damage, or other property concerns to the Property Manager.
- Arrange locksmith services for suite rekeying when tenants vacate, as directed by management.
- Spread additional salt on walkways and sidewalks during the winter as required.
- Participate in weekly and monthly property inspections and maintain appropriate inspection notes or reports.
- Remain available for after-hours alarm calls and building emergencies as required.
- Carry and respond to a company-supplied mobile device for calls, emails, and operational communication.
- Ensure purchase order requests, contractor information, and related documentation are properly communicated to head office.
- Follow all applicable health and safety policies, procedures, and building rules.
- Perform other duties as assigned by the Property Manager or Frastell Property Management head office.
Qualifications and Experience
- Previous experience as a Building Operator, Maintenance Technician, Property Operator, or similar role in a commercial, office, industrial, retail plaza, or mixed-use property environment.
- Working knowledge of commercial building systems, including HVAC, boilers, cooling towers, pumps, plumbing, electrical, lighting, life safety systems, and general building operations.
- Ability to perform basic repairs and identify when licensed contractors are required.
- Strong practical maintenance skills and a hands-on approach.
- Professional communication skills and ability to interact respectfully with tenants, contractors, visitors, and management.
- Strong attention to detail and pride in maintaining a clean and well-presented property.
- Ability to work independently, prioritize tasks, and report issues clearly.
- Reliable, punctual, organized, and responsive.
- Comfortable using a mobile phone for calls, emails, photos, and work-related communication.
- Comfortable climbing and standing on ladders.
- Valid driver’s licence and access to a vehicle is considered an asset.
- WHMIS, First Aid, Working at Heights, BES, SMT, or related building operations training is considered an asset.
Ideal Candidate
The ideal candidate is dependable, proactive, and comfortable working in a mixed commercial and industrial property environment. They should be able to identify maintenance issues before they become larger problems, communicate effectively with tenants and contractors, and take ownership of the property’s cleanliness, safety, and overall condition.
Compensation
Compensation will be based on experience, qualifications, and ability.
Pay: $40,000.00-$50,000.00 per year
