As a Site Superintendent, you will be the face of the building. We are looking for an enthusiastic individual who prides themselves on their customer service abilities, who is willing to go the extra mile to ensure that the needs of our residents and their guests are met, and who strive to make positive long-term impressions within their workplace.
Reporting to the Condominium Corporation Property Manager, the Site Superintendent represents the Condominium Corporation. This position handles the day-to-day operations within the buildings. The Site Superintendent is primarily responsible for assisting residents, acting as a liaison with Towers Realty Group, performing cleaning, handling maintenance, landscaping, repairs and general upkeep.
As a Site Superintendent, you will be responsible for the following:
- Assist the Property Manager in the enforcement of by-laws, rules, and agreements.
- Respond to incidents of emergency nature and keep management informed of significant occurrences in the building in a timely manner.
- Collect all payments left for Management and arrange for pick up.
- Complete a daily walk-through and inspection of the buildings including mechanical rooms.
- Oversee and liaison with the trades and contractors working on the common area systems and grant access as required.
- Complete minor maintenance (plumbing, electrical, painting) when required.
- Outdoor and underground garbage area to be checked daily, kept clean and free of litter.
- Responsible for having the garbage and recycling bins available for access by the City Refuse Department at their specified time and maintaining the garbage bins in a sanitary and orderly manner.
- Parking areas to be monitored regularly for unauthorized vehicles to be towed if not registered or as per Corporation Policy.
- Underground parkade doors and parkade ramp to be kept free of snow and ice, monitor and maintain boiler ramp for melting of snow and ice on ramp.
- Shrubs, hedges, plants, and lawn to be watered as required (daily when initially planted or seeded if no natural precipitation)
- Cut grass around the buildings as required
- Other duties as assigned
The successful candidate must have the following qualifications:
- 2 years experience as a Caretaker or Assistant Caretaker or similar role
- Highly organized
- Able to work independently with minimal direction
- Able to deal with difficult people and situations
- Above average written and verbal communication skills
- Basic computer skills
- Excellent customer service skills
- Must have the ability to work extended hours as necessary to complete job duties
- Valid Manitoba Driver’s License an asset
- A clear Criminal Record Check with vulnerable sector check is required
Physically able to perform all aspects of the position including:
- Lifting equipment
- Standing and walking for extended periods of time
- Climbing ladders
Hours are Monday to Friday, 40 hours per week. Building location is in south Winnipeg.
