Responsibilities:
· Develop, refine, and document appropriate estimating processes and protocols to manage the flow of information and associated workload, in collaboration with others.
· Work with the Business Development Manager to filter and qualify prospective projects posted on the internet, using Merx, Construction-Connect, Bid-and-Tenders, etc.
· Work with Project Teams to assign cost, time, materials and labor estimates to generate quotations.
· Ensure company decision to quote on work is made within 2 business days of clients’ requests.
· Analyze drawings and specifications to prepare detailed quantity take-offs in order to prepare project budgets and estimates. Utilize a standard format for work-types, to ensure consistency pricing methods can be used across all projects.
· Identify atypical requirements, such as custom materials and/or methods, for the Project Team to determine suitable pricing structure.
· Communicate with vendors and subcontractors to secure pricing, lead-time (or tentative schedule) for materials and/or labour required. Ensure there is sufficient documentation to hold vendors and subcontractors accountable for their commitments.
· Manage communications with clients to get current feedback on quote and project information.
· Maintain quotation log to compile a single estimating database, for use of ongoing estimates, scheduling and to establish a bidding history and archive.
· Liaise with the Project Team on proper costing & overhead allocation methods, inflation/ price escalation, purchase deadlines, shipping costs, etc.
· Prepare quotes allowing sufficient time for Project Team review. Secure approval and submit to clients in a timely fashion. If timing/strategy of quote submission is required, follow directions provided by the Project Team.
· Follow-up with clients regarding the outcome of bids and quotations.
· Review and comment on pre-bid / awarded project documents, inclusive of project specifications and construction attachments. Prepare RFI’s for missing requirements on each project and coordinate communications with the Project Team.
· Assist co-workers when called upon, to the best of your abilities and training, and follow standard operating procedures. This includes participating and assisting with company and client social events, when required.
· Perform other tasks, as required by the Management Team, which may include being cross-trained to perform work in place of others, as may be required with the needs of the business from time to time.
Experience
- At least 10 years construction estimating experience - including multi-residential, commercial and retail, and mixed-use (residential commercial) buildings.
- Solid construction estimating practices and protocols.
Computer savvy:
- Working knowledge of MS Office programs, in particular MS Excel.
- Working knowledge with Plan Swift.
- Design program experience would be an asset, e.g., AutoCAD, Revit, etc.
Demonstrated competency with:
- Communication – clear and concise written and verbal
- Prioritizing and managing multiple tasks
- Time management
