Senior Condominium Property Manager – Downtown Toronto
We are seeking an experienced and highly motivated Condominium Property Manager to join our growing team. The ideal candidate will have extensive experience managing condominium communities, overseeing major capital projects, and fostering strong relationships with Boards of Directors, owners, residents, contractors, and service providers.
This role requires exceptional communication skills, both written and verbal, a proactive approach to problem-solving, and a commitment to delivering outstanding customer service.
Key Responsibilities
- Oversee the day-to-day operations of the condominium property, ensuring the building is well-maintained and operated in compliance with all applicable legislation, regulations, and corporate standards.
- Develop and maintain positive relationships with owners and residents by addressing concerns professionally, resolving issues effectively, and promoting a high-quality living environment.
- Conduct regular property inspections to identify maintenance requirements and coordinate necessary repairs, preventative maintenance, and capital improvements.
- Obtain competitive quotations and work collaboratively with contractors, consultants, and vendors to ensure projects are completed efficiently and to a high standard.
- Attend all meetings of the Board of Directors and prepare comprehensive management reports, financial summaries, and supporting materials for Board review.
- Provide guidance and recommendations to the Board regarding governance matters, legislative requirements under the Condominium Act, committee development, and the planning and execution of Annual General Meetings.
- Work closely with the Accounting Team to proactively review financial statements, budgets, and reports to ensure information presented to the Board is accurate, complete, and timely.
- Review and process invoices on a regular basis, ensuring appropriate approvals and financial controls are maintained.
- Lead, mentor, and support on-site staff, including superintendents, concierge personnel, and security teams, fostering a collaborative and service-oriented workplace culture.
- Promote a customer-focused approach that encourages open communication with owners and residents while ensuring all matters are addressed in accordance with the Corporation’s Declaration, By-Laws, Rules, Policies, and applicable legislation.
- Build and maintain professional relationships with contractors, trades, and service providers, establishing performance expectations and monitoring service delivery standards.
- Develop and maintain operational schedules, maintenance logs, inspection records, and building protocols to ensure all building systems are maintained in accordance with industry best practices.
- Monitor life safety programs and ensure all required inspections, testing, and regulatory compliance activities are completed on schedule.
Qualifications & Experience
- Valid CMRAO General Licence in good standing.
- Minimum of 10 years of condominium property management experience.
- Demonstrated experience managing major capital and building improvement projects.
- Exceptional customer service and relationship management skills.
- Strong written and verbal communication abilities.
- Excellent organizational and administrative skills with a high level of attention to detail.
- Proven ability to prioritize competing demands and manage multiple responsibilities effectively.
- Strong leadership skills with the ability to motivate and collaborate with site staff, Boards of Directors, and service providers.
