Dover House is seeking a reliable, detail-oriented Independent Handyman & Maintenance Contractor to manage general maintenance, facility upkeep, and seasonal groundskeeping at our senior care home.
As an independent contractor, you will operate on an invoice-and-pay basis. The ideal candidate understands the importance of working in a residential care facility, showing high empathy, discretion, and respecting our residents' space and schedules.
Key Responsibilities:
- Facility & Room Maintenance: Check the daily maintenance binder; repair closet/cupboard doors, towel racks, door knobs, and locks; change lightbulbs (including exit signs); hang pictures and assist with facility room changes/moving furniture.
- Resident Safety & Mobility Equipment: Maintain bed railings in top condition, put up/adjust security cameras, install/maintain bedroom poles, and perform light repairs/adjustments to wheelchairs (collaborating with management for technical issues).
- Outdoor & Grounds Upkeep: Keep all entrances, ramps, courtyards, and decks swept and clear of debris/leaves; clean gutters and dryer exhaust/vents (crawl space) monthly; manage weeding, basic pest control, and garbage removal.
- Landscaping & Seasonal Care: Perform regular lawn care, edging, and weed-eating across facility lots; maintain lawn mowers; handle seasonal plant/soil storage and manage the installation, testing, and organized takedown of outdoor Christmas light displays and characters.
- Vehicle Care: Clean, fuel, and check licensing/maintenance needs for the facility vehicles.
Critical Operations & Protocols:
- Resident Discretion: Schedule room checks and repairs after 11:00 AM. Ensure any noisy equipment (like leaf blowers) is only used after 10:00 AM.
- Accountability: Sign off on every completed job in the maintenance binder with a clear statement of the fix.
- Communication: Coordinate closely with the management team before moving/discarding furniture, hanging items, or altering seasonal displays.
Requirements:
- Proven experience in commercial, residential, or facility building maintenance.
- Must operate as an independent business and be able to issue professional invoices.
- Excellent communication skills, reliability, and sensitivity to working around seniors.
Compensation & Terms:
- Rate: Competitive contractor rates (Open to negotiation based on experience and business rates).
