Summary
The Associate Building Manager is a front facing role responsible for managing tenant relationships and site operations for our sites located in Prince George.
Total weekly hours: 32 hrs/week
Responsibilities
Tenant Relations
- Research community resources that will aid tenants in personal &/or professional growth
- Assist tenants with life skills like parenting, budgeting, etc. where appropriate
- Encourage tenant interaction and participation through community events, volunteer opportunities and the like
- Facilitate and support community development
- Encourage compliance with building rules, tenancy agreement terms, and deal with conflict resolution as necessary
- be ‘on call’ during the week to help tenants as required
Administration
- Maintain petty cash, records & receipts, invoices for payment
- Maintain office supply levels
- Control the manageable expense lines and stay within spending guidelines
- Maintain tenant records with applications, tenancy agreements, move-in/out forms (coordinate with Maintenance), subsidy forms, verification of income and correspondence
- Unit change-over: outgoing paperwork for tenant leaving; review and selection of new tenants from waiting list and incoming paperwork for new tenants
- Tenant correspondence relating to tenancy (working alongside OLT)
- Schedule and conduct regular tenant meetings (Quarterly)
- Coordinate bookings of common room
- Attend Family Site meetings
- Liaise with weekend/emergency relief management
- Use Arcori to manage tenant rent calculations, log collections of rents and fees and deposits, keeping financial information up to date.
Maintenance:
- Common/Laundry Room
- Weekly: dust/vacuum/sweep, mop floors, remove garbage, clean bathrooms, check dryer filters, keep clean & clutter free, stock necessary paper supplies
- Every 2-3 weeks or as needed: check ventilation & clean filters, clean windows, set & monitor heat levels
- Prepare common area when room is booked by tenants or other groups using the facility by cleaning
- Courtyards: (as necessary) sweep, remove garbage, wash windows and siding
- Lawn & Garden – in conjunction with the on site grounds maintenance worker: March – October/November; lawn maintenance, garbage clean up, sweep sidewalks, trim trees & shrubs, weed & water flower beds, replace dead plants
- Schedule irrigation - Spring: test & turn on, fall: drain & disengage
- Parking - sweep/hose (weekly) & power wash (seasonal)
- Units - respond to 'Request for Repair' forms making necessary repairs or contacting service people (ie. fridge repair, pest control, plumbing, etc.) in a timely manner
- Schedule annual unit inspections and perform necessary follow up maintenance
- Unit change-over; paint & flooring contracted when necessary
- Maintain organized maintenance files for all units including a master file
- Maintain secure key systems for the entire property
- Ensure annual service contracts are properly executed (ie. garbage, irrigation, pest control, etc.)
- Replace lights throughout as necessary
- Test emergency lighting where applicable (annual)
- Budget maintenance expenditures staying within spending guidelines
Working Conditions
MTR employees work closely with members in the vulnerable sector, both within our client base and with the general public. There may be exposure to abuse (verbal or physical), encounters with individuals in unsanitary conditions, and interactions with individuals experiencing emotional issues or vicarious trauma.
More Than a Roof is a faith-based ministry, guided and operated by those who are mature in the Christian faith. This role will involve a component of Christian ministry and outreach. A statement of faith is requested from candidates as part of the application process.
Physical Requirements
Work involves standing and moving around up to 85% of the time including climbing stairs, bending, getting up & down off the floor and repetitive movements like mopping & window washing. Work also involves looking at a computer screen and using a keyboard for up to 15% of the time. Must be able to lift 50lbs occasionally.
A Class 5 Driver's License is required as travel is occasionally necessary
Pay: $25.00 per hour
