The Superintendent is to execute his duties in a diligent, capable and professional manner. He will deal with enquiries and/or requests from residents with efficiency and discretion. As an employee of CCC No. 111 at Chateau Royale, he is expected to respect and support other members of the staff in this building, the staff of the Joint Property, and to maintain a good relationship with the staff of the twin tower located at 900 Dynes Road.
Working Conditions:
Working hours are 40 hours per week based on a scheduled prepared by management including a one-hour lunch each day.
After hours availability (via pager) in case of emergencies as per a schedule prepared by management.
Weekends off.
CCC No. 111 reserves the right to revise the working hours and after hours availability schedule as required to meet the responsibilities of the position.
Annual vacation of 10 working days. Will be required to share with the assistant superintendent/ cleaner working on a statutory holiday, to be arranged in advance with management. Reimbursement will be by salary or another day off.
Performance review as required - Annual salary review.
Under the general direction of the Property Manager, assist in the effective management of the property and its various components by assuming the following tasks:
- Maintain and service common elements by performing required repairs
- Perform daily inspections of equipment to ensure proper functioning
- Keep all maintenance and equipment logs current
- Make recommendations to the property manager regarding improving the effectiveness of various maintenance program
- Supervise cleaner
- Investigate complaints regarding maintenance problems, excessive noise, and abuse of common elements, as requested by the Property Manager.
- Put up and remove pads in the elevators and to supervise deliveries, contractors and moves in or out of the building. Supervise the loading dock area and to manage the move in/out rules and regulations
- Purchase tools, supplies (cleaning supplies, light bulbs, air filters) and equipment, as requested by the Property Manager and maintain an up-to-date inventory of these items.
- Maintain the superintendent office, mechanical rooms, garbage/recycling rooms and storage rooms, etc., in a clean and tidy condition
- Assist emergency personnel such as fire department, ambulance, and police etc., as situations arise.
- Perform other, related duties, as assigned, from time-to-time, by the Property Manager.
- Manage garbage/recyling and garbage/recycling room by swapping and bringing out bins when it is required
- Check hot water boilers, pumps, fire pump, fire panel, emergency generator, garbage compactor, building common heating, front door entry system and make the required log entries.
- Walk around the building daily and check for maintenance requirements
- Replace any burnt out lights throughout common areas in the building and outside of the building as required.
- The Emergency Generator test run weekly and log entry.
- Water domestic booster pumps switch over to run weekly and lubricate every six months.
- Inspect and clean the electrical room, boiler room and the roof mechanical room floor, wall equipment.
- Elevator phones test and log
- Perform minor repairs within your abilities, eg.: painting touch ups on unit doors, walls etc., carpentry, masonry, minor electrical and minor plumbing.
- In May, turn the tap on for the exterior hose bibs. In October, turn off the system. Prepare the snow blower.
- Remove snow from the walkway around the building, all doors and fire exits, under the front canopy, the roof mechanical room door to roof and the front walkway to the bus stop. Sand & salt when required.
- Emergency suite access if an owner is locked out
- Camera monitoring to review any security incidents
- Accessing intercom/enter phone/fob as required
- Investigate complaints regarding maintenance problems, excessive noise, and abuse of common elements, as requested by the Property Manager.
- Assist the Board of Directors and Property Manager with the enforcement of rules, regulations, and by-laws of the Corporation.
- Be familiar with the Rules and Regulations and advise Management when infractions are noted.
- Report to the Property Manager any incidents of vandalism or irresponsible acts committed by residents or visitors in the building, as observed by residents and/or staff.
- Perform in-unit repairs to common element fixtures, as requested by the Property Manager.
- Arrange bookings, and put up and remove pads in the elevators and to supervise deliveries, contractors and moves in or out of the building.
- Assist new residents with appropriate information regarding moving, renovations, parking etc.
- Supervise the loading dock area and to manage the move in/out rules and regulations
