What’s the role
Shell Canada is seeking a Real Estate Manager to join its team in Calgary.
The Real Estate Manager leads the delivery of Shell Canada’s retail real estate strategy, ensuring strong governance, operational excellence, and long-term growth of the retail network. This role oversees all real estate activities, including acquisitions, leases, renewals, dispositions, expropriations, and property management, while managing key internal and external partners such as Legal, Real Estate, and external real estate partners. You will manage a team of Property Managers and Paralegals to ensure effective portfolio stewardship, document handling, adherence to established quality standards, compliance, and execution across more than 500 sites in Canada.
This role leads the strategic and operational oversight of Canada’s retail real estate portfolio. You shape the Mobility Network Real Estate strategy, set strategic priorities, and serve as Shell’s primary contact for the Real Estate Partner commercial brokerage teams in Houston, Toronto, and across Canada.
This role leads and mentors’ internal staff, including:
- Two Property Managers, responsible for day-to-day property operations and landlord/tenant obligations
- Two Paralegals, supporting contract drafting, due diligence, registrations, and legal coordination
This role works interdependently with the Mobility Network, Convenience Retail, and Soil & Groundwater teams to ensure aligned, integrated delivery and future-ready network growth.
This role offers a hybrid work arrangement, with three days in the office and two days working remotely, unless travel is required during the week. Travel is expected to be under 20% and will primarily involve market visits across various provinces in Canada.
Accountabilities:
- Oversees commercial real estate fundamentals (rent, taxes, fees, valuations, performance)
- Drives and develop real estate strategy and growth pipeline (New to Industry (NTI) and New to Shell (NTS) opportunities)
- Leads negotiations for leases, renewals, buyouts, co-locator agreements, and expropriations
- Delivers timely and accurately budgets, forecasts, valuations, and actionable real estate insights
- Manages contracts, disposals, expropriations, and network optimization decisions
- Directs Property Managers on lease compliance, site operations, and landlord relations; ensures broker alignment
- Leads paralegal performance and Real Estate Partner relationships, ensuring alignment, accountability, and excellence in HSSE, ethics, and compliance
- Acts as key decision-maker on real estate and contractual matters and ensure close collaboration with Global Real Estate and other markets to drive innovation and share best practices
- Collaborating with the real estate partners to ensure strong competency, property management and hyper care of sensitive files
- Leads and develops a team of 16+ (Property Managers, Paralegals, and partner teams)
- Oversees a 500+ site portfolio and a large annual budget, ensuring to secure 20+ lease renewals, 1-3 new site acquisitions, additional co‑locator leases and completion of property dispositions and partial expropriations while ensuring HSSE, ethics, and compliance excellence across all real estate activities
Property Manager Oversight
You provide direction, prioritization, and issue resolution guidance for Property Managers responsible for:
- Portfolio‑wide lease compliance and landlord obligations
- Site‑level repairs, renewals, landlord negotiations, and property issues
- Ensuring Real Estate Partner's brokers have clear direction, data, and priorities
Paralegal Team Leadership
You lead, support, and manage the performance of the paralegal team by:
- Providing supervision, coaching, and performance management for paralegals
- Prioritizing and distributing work across contract drafting, due‑diligence tasks, title/search work, registration activities, and transaction coordination
- Ensuring paralegals receive clear instructions, context, and alignment
- Supporting professional development through training, accreditation support, and continuous‑improvement initiatives
- Establishing and upholding quality standards for drafting, research, document handling, and process execution
- Acting as the primary liaison between Legal and Mobility as to paralegal performance
Managing the Real Estate Partner Relationship
You act as Shell Canada’s primary liaison with the Real Estate Partner, responsible for:
- Aligning annually on strategy, objectives, and delivery expectations
- Driving performance through brokers and office teams
- Ensuring clarity of direction, accountability, and follow‑through across the partnership
- Leading escalations, performance reviews, and priority setting
What you bring
- Must have legal authorization to work in Canada on a full-time basis for anyone other than current employer
- Must have a bachelor’s degree
- Minimum of 10 years of experience in retail real estate and legal-related experience, with at least 5 years in leadership positions
- Experience with site acquisitions and disposals
- Deep understanding of real estate processes
- Proven expertise in negotiation and real estate contract management
- Experience in deal-making and business development in growing markets
- Extensive knowledge and experience in legal risk mitigation and/or claims extraction
- Demonstrated ability to lead, coach, and support Property Managers and Paralegals
- Strong prioritization and workload‑balancing skills
- Experience designing workflows, optimizing processes, and resolving complex challenges
- Ability to drive performance through both internal teams and external partners in a fast-paced environment
- Demonstrated ability to exercise sound commercial and legal judgment in complex, high‑risk real estate matters
- Strong negotiation skills and ability to operate effectively with proven outcomes in sensitive cases
- Proven ability to manage sensitive, confidential, and contentious files with professionalism
- Experience working within strong governance frameworks and navigating corporate decision‑making processes
- High level of financial and analytical acumen
- Excellent written and verbal communication skills
- A commitment to HSSE, ethics, compliance, and respectful workplace practices
- Proven track record of excellent stakeholder engagement
