The Role
We're hiring a Project Coordinator to work across a mix of high-end residential and commercial TI/restaurant projects. Because our inner team is small, this role carries real weight — you'll be relied on to run coordination independently across a wide sub-trade network, not just execute tasks handed to you. We're a collaborative shop, but the day-to-day is flexible and self-directed: you'll be trusted to manage your time and priorities across multiple active jobs without close oversight.
What You'll Do
- Coordinate schedules across a large trade base, designers, consultants, landlords/property managers, and inspectors — spanning both residential and commercial scopes
- Track budgets, change orders, and allowances across projects; flag variances early
- Manage permits, inspections, and approvals — including landlord TI processes on commercial jobs and municipal processes on residential
- Act as the day-to-day point of contact for subtrades on sequencing, deliveries, and site access
- Support restaurant-specific coordination where relevant: kitchen equipment rough-ins, hood/ventilation, health authority requirements
- Support client-facing updates on residential projects alongside the Principal
- Maintain clean, audit-ready documentation across a varied project load without being reminded to
What You Bring
- 2–5 years in construction coordination; exposure to both residential and commercial/TI work is a strong plus, but we're open to strength in one paired with genuine interest in the other
- A reliable vehicle and valid driver's license — you'll move between sites regularly, sometimes with little notice
- Strongly self-motivated and self-sufficient: comfortable owning a task list, working remotely, and making judgment calls on what needs escalation versus what doesn't
- Comfort reading both residential and commercial drawings, specs, and scope documents
- Working knowledge of BC building code and permitting processes for both residential and commercial spaces
- Strong written communication — you'll coordinate with a wide range of people (designers, landlords, inspectors, high-end clients) who each expect a different register
Nice to Have
- Restaurant/food service build-out experience specifically (kitchen equipment, hoods, health authority sign-off)
- Comfort working with a large, varied subtrade roster rather than a fixed small crew
- Scheduling/budget software experience (Procore, Buildertrend, MS Project, or similar)
