Position Summary
We are seeking a motivated, organized, and customer-focused Leasing Agent to join our multifamily property management team. This role is responsible for leasing apartments, maintaining high occupancy levels, providing exceptional customer service, and ensuring compliance with Alberta's Residential Tenancies Act (RTA). The successful candidate will manage prospective and current resident relationships while supporting the day-to-day operations of our rental communities in Edmonton and Devon.
Key ResponsibilitiesLeasing & Marketing
- Respond promptly to all rental inquiries via phone, email, text, social media, and online rental platforms.
- Schedule and conduct professional property tours for prospective residents.
- Follow up with prospects to convert leads into signed leases.
- Prepare and process rental applications, perform applicant screening, and verify required documentation.
- Prepare lease agreements and ensure all lease documents are completed accurately.
- Coordinate move-ins and move-outs, including key distribution and orientation.
- Maintain target occupancy levels and minimize vacancy loss.
Advertising & Lead Generation
- Create and manage rental advertisements on Facebook Marketplace, Kijiji, RentFaster, and other online rental platforms.
- Develop engaging social media content to promote available suites.
- Update property listings, pricing, photos, and availability.
- Monitor advertising performance and adjust marketing strategies to maximize lead generation.
- Respond quickly to online inquiries and maintain consistent communication with prospective tenants.
Resident Relations
- Deliver excellent customer service to current and prospective residents.
- Address resident inquiries and concerns professionally and efficiently.
- Coordinate lease renewals and retention initiatives.
- Maintain positive relationships that encourage long-term tenancy.
Property Administration
- Maintain accurate tenant files and leasing records.
- Update property management with leasing activity, applications, leases, notices, and resident information.
- Track vacancy reports, traffic reports, and leasing metrics.
- Assist with rent collection follow-up and administrative tasks as required.
Residential Tenancies Act (RTA) Compliance
- Ensure all leasing activities comply with Alberta's Residential Tenancies Act.
- Prepare and issue notices in accordance with RTA requirements, including notices related to rent increases, lease renewals, entry notices, and tenancy terminations where applicable.
- Maintain complete and compliant tenant documentation.
- Stay informed of legislative updates affecting residential tenancy management.
- Assist management with tenancy-related documentation and processes while following company policies and applicable legislation.
Property Operations
- Coordinate with maintenance staff regarding suite readiness and resident maintenance requests.
- Conduct move-in and move-out inspections when required.
- Perform regular vacant suite inspections to ensure market readiness.
- Assist with property events and resident engagement initiatives.
- Support property managers with day-to-day operational needs.
Qualifications
- Previous leasing, property management, sales, or customer service experience preferred.
- Knowledge of Alberta's Residential Tenancies Act is considered a strong asset.
- Excellent communication and interpersonal skills.
- Strong organizational and time management abilities.
- Comfortable working independently and managing multiple priorities.
- Experience with Facebook Marketplace, social media marketing, and online advertising.
- Professional appearance and customer-focused attitude.
- Valid Class 5 driver's licence and reliable vehicle required for travel between Edmonton and Devon.
