We are seeking a highly motivated and analytical Financial Manager to oversee project financial management, forecasting, lender relations, and development financing. This role will work closely with senior management and play a key role in supporting the financial success of our development projects.
Position Summary
The Financial Manager will be responsible for project financial planning, lender relationships, development pro forma analysis, construction financing, lender reporting, cash flow management, and corporate financial oversight.
The successful candidate will have experience in real estate development, construction financing, commercial banking, or corporate finance and be comfortable working in a fast-paced entrepreneurial environment.
Key Responsibilities Development & Project Finance
- Prepare and maintain development pro-formas and financial models.
- Monitor project budgets, costs, contingencies, and cash flow forecasts.
- Analyze project profitability, investment returns, and financing requirements.
- Review project performance against approved budgets and forecasts.
- Assist with acquisition underwriting and development feasibility studies.
Financing & Lender Relations
- Coordinate construction financing, land financing, and term financing applications.
- Prepare financing packages, lender presentations, and supporting documentation.
- Source and maintain relationships with lenders.
- Coordinate lender reporting, construction draws, and covenant compliance.
- Support refinancing and debt restructuring initiatives when required.
Financial Planning & Reporting
- Prepare monthly, quarterly, and annual financial reports.
- Develop corporate cash flow forecasts and liquidity planning.
- Monitor project funding requirements and working capital.
- Assist with budgeting and annual business planning.
- Support management in strategic financial decision-making.
Accounting & Compliance
- Work with external accountants, auditors, lawyers, and consultants.
- Review financial statements and project cost reports.
- Assist with tax planning and corporate structure reviews.
- Ensure compliance with lender requirements and internal controls.
Qualifications Required
- Bachelor's degree in Finance, Accounting, Commerce, Economics, or related field.
- 5+ years of experience in Real Estate development, real estate finance, or development finance.
- Strong financial modeling and Excel skills.
- Experience with budgeting, forecasting, and cash flow analysis.
- Excellent analytical and problem-solving abilities.
- Strong written and verbal communication skills.
Preferred
- Experience with real estate development or construction projects.
- Experience with construction financing and lender negotiations.
- Understanding of development pro formas and project feasibility analysis.
- Experience working with banks, investors, and financing partners.
- Knowledge of QuickBooks
