V3 Companies, a multidisciplinary AEC firm, is seeking an experienced Land Development professional with a strong background in construction and asset rehabilitation to play an important role in the continued growth of our Alberta Land Development Group.
In this position, you will contribute to the planning, procurement, and delivery of property management-focused infrastructure programs, with an emphasis on parking lot and site rehabilitation and maintenance projects. You will work closely with V3 Project Managers, Resident Engineers/Technologists, Design Engineers, Subconsultants, Clients, Property Managers, and Contractors to coordinate contractor procurement, assess pavement conditions, develop rehabilitation strategies, and administer construction contracts through to completion. This role is highly execution focused, with a strong emphasis on field-informed decision making and practical, constructible solutions.
While the role will be primarily focused within our Land Development Group, V3 is committed to developing well-rounded professionals. As such, there will be opportunities to contribute to a broader range of land development, municipal infrastructure, and transportation projects across Alberta, depending on project needs and individual interests.
Here’s what you’ll do:
- Partner with Project Managers and Clients to prepare construction contracts and technical specifications, including administration of tender processes.
- Assess pavement and site conditions to inform rehabilitation strategies and lifecycle planning.
Depending on your level of experience, you will either lead or support in:
- Preparation and oversight of quantity take offs and opinions of probable cost;
- Reviewing, responding to, and negotiating contractor RFIs and change orders;
- Providing recommendations for resolution of on-site design conflicts in collaboration with Design Engineers and Project Managers;
- Participation in or chair construction meetings with Clients, Contractors, and other stakeholders;
- Maintain regular communication with Clients to provide status updates;
- Prepare and recommend progress payment certificates and recommendations for payment;
- Act as a key liaison between V3 teams, clients, contractors, and municipalities;
- Attend post-construction inspections and prepare necessary documentation for Construction Completion and Final Acceptance Certificates.
Beyond the construction phase, you will:
- Provide constructability input during design and support site analysis, including earthwork and surface evaluations, where applicable.
- Oversee the compilation of project close-out documentation including record drawings, commissioning packages, testing documents.
- Assist in the technical design of projects to align with your experience levels and career objectives.
- Assist in the preparation of proposals for upcoming projects.
We’re looking for:
- 5-10+ years of relevant experience, with flexibility based on demonstrated capability and alignment with role.
Demonstratable experience in:
- Construction administration experience on land development, roadworks, or site rehabilitation projects;
- Experience with contractor procurement, tendering, and contract execution;
- Strong understanding of construction practices including earthworks, utilities, surface works, and paving systems;
- Ability to manage multiple projects and priorities in a fast-paced environment.
- Competent in Microsoft Office programs including Word, Excel, and Outlook.
- Someone who is practical, adaptable, and solutions-oriented, with a strong interest in construction delivery and a desire to grow into increasing levels of project responsibility.
Factors that would be considered an asset to the position:
- Designation as a C.E.T, P.Eng, P.L. (Eng), or P.Tech;
- Experience in construction surveying and Civil 3D;
- Experience with pavement assessment, parking lot rehabilitation, or asset renewal programs is considered a strong asset.
What Success Looks Like in 6–12 Months
Within your first 6–12 months at V3, you will have established yourself as a trusted contributor on our property management and site rehabilitation portfolio, demonstrating strong technical judgement, effective coordination, and ownership of project delivery. Specifically, you will:
- Lead key components of active projects by taking ownership of contractor procurement, tendering support, and construction coordination for parking lot and site rehabilitation programs, with increasing ownership and independence;
- Apply sound technical judgement in assessing pavement and site conditions, supporting the development of practical and cost-effective rehabilitation strategies;
- Effectively administer construction contracts, including managing RFIs, change orders, site instructions, and progress payment certifications with accuracy and confidence;
- Build strong working relationships with V3 team members, Contractors, Clients, and Property Managers, becoming a reliable point of contact during project delivery;
- Demonstrate proactive project coordination, ensuring that schedules, budgets, and construction activities remain aligned and that issues are identified and addressed early.
