Position Summary:
We are seeking an Associate that will play a critical role in both underwriting new CMHC-insured construction and term loans and managing an active loan portfolio. This dual-function position bridges front-end deal execution and post-funding account management. The individual is responsible for financial analysis, underwriting, documentation, and managing internal workflows across the entire loan lifecycle, ensuring deals are executed with discipline, precision, and a client-first approach. They will also play a key role in communicating with and preparing the underwriting package for CMHC to obtain the Certificate of Insurance (COI) for each insured loan.
Key Responsibilities:
Deal Intake & Pipeline Management
Conduct intake for new transactions within 24 hours, providing initial financial models and written recommendations.
Maintain and update deal data with precision and completeness across systems, primarily Salesforce.
Deal Structuring & Credit Committee Preparation
Structure deals and prepare financial models under the guidance of the Associate Director
Prepare and update Term Sheets and draft Letters of Intent (LOIs) for borrower execution.
Assemble deal materials for the Internal Credit Committee (ICC) and incorporate their feedback.
Conduct market analysis and perform detailed borrower and guarantor covenant analysis, which includes review of personal net worth statements, corporate financial statements, cash flow statements, etc.
Due Diligence & Underwriting
Lead collection of borrower due diligence and KYC documentation in accordance with AML legislation.
Finalize underwriting models and complete underwriting checklists.
Draft comprehensive Loan Summaries based on approved terms.
Prepare underwriting package for submission to CMHC to obtain the COI for each insured loan.
Act as the key contact person for both investors and CMHC; respond to questions and documentation requests and negotiate deal terms.
Documentation & Funding Preparation
Prepare Commitment Letters and Funding Packages (including fee schedules, etc.).
Coordinate and track revisions, approvals, and borrower signoffs.
Ensure complete and accurate Salesforce records, including regulatory and investor fields.
Post-Funding Account Management
Oversee a portfolio of active loans post-funding.
Prepare annual review packages (net worth/covenant analysis, rent rolls, NOI and DSCR calculations) and quarterly loan performance updates.
Conduct ongoing loan covenant monitoring.
Communicate proactively with borrowers and flag issues to the Associate Director
Amendments, Extensions & Renewals
Prepare memos, amendment letters, extension/renewal requests and letters, and associated Funding Packages.
Initiate contact with borrowers at least 120 days prior to loan maturity to discuss project progress/status and if an extension or renewal is required.
Ensure full documentation is obtained and reflected in Salesforce.
Communication, Reporting & Leadership
Attend weekly team meetings fully prepared with updated deal statuses.
Submit “Must-Win” priorities weekly to the Associate Director
Demonstrate proactive ownership of files and internal coordination.
Initiatives to Support Strategic Growth of CMHC Business
Liaise with external investors to obtain pricing, loan amounts, and key metrics to support the preparation and issuance of LOIs to borrowers
Work with external investors to ensure term loans are optimized for inclusion in the applicable CMB/MBS pool
Act as an internal resource to the Origination Team for deal structuring, CMHC requirements/guidelines, and pricing parameters
