The Opportunity
The Property Accountant is responsible for day-to-day accounting functions for an assigned portfolio of properties. This is a comprehensive position that requires a solid understanding of all aspects of accounting. The Property Accountant will oversee the accounting operations of each corporation, including control systems, transaction-processing, reporting, property management accounting and policies and procedures.

Essential Functions
Full Cycle Accounting
- Completing monthly, quarterly, and yearly reporting of portfolio financials including balance sheet, income statement, capital expenditures, operating costs, recoveries, accounts receivable and bad debts, etc.
- Perform timely month-end close and ensure recording all pertinent transactions including setting up monthly accruals and properly document journal entries
- Preparation of the annual budget
- Perform AP functions including invoice entry and payment processing
- Provide monthly variance analysis for revenue and expenses (actual vs budget)
- Coordinate with the operations and other teams to process monthly property financials (i.e. invoice coding, purchase orders, project details and variance analysis) as needed
- Perform regular bank and trust deposit reconciliations
- Prepare intercompany reconciliations, reconciling discrepancies by examining possible sources of disagreement
- Compile and submit required HST remittances
- Recommend appropriate changes to improve systems and controls and assist in the development of corrective action plans where required
- Complete special projects and analysis as required
Compliance
- Ensuring accuracy of financial statements in accordance with ASPE compliance
- Assist in monthly compliance reporting to lenders, government, and partners
- Coordinate and provide detailed information to external auditors for the annual audit
- Comply with provincial, and federal government reporting requirements and tax filings, working in conjunction with tax accountants
Who You Are
- Post Secondary Diploma/Degree in Accounting is required
- 3 years of accounting experience, within a property management company experience preferred
- Knowledge of property management accounting software such as Yardi
- An excellent knowledge of Microsoft Excel, able to use pivot tables and VLOOKUP
- Resourceful and self-motivated with ability to work in matrixed, fast-paced, ambiguous, and changing environments.
- Strong analytical and problem-solving skills
- Proven organizational skills, attention to detail, and ability to handle multiple tasks with strong financial acumen
- Exceptional and articulate communication skills are required for critical conversation
