Summary
This role as Maintenance Manager is vital in ensuring the smooth operation and upkeep of our retirement residence. Located in Stoney Creek, Ontario. This position offers an exciting opportunity to lead our maintenance team and uphold the highest standards of safety and quality in senior care.
Key Responsibilities
- Provide hands-on leadership for the day-to-day operation of the Maintenance Department, including maintenance, housekeeping, and resident transportation services.
- Perform and/or coordinate general maintenance duties, including painting, drywall repair, carpentry, minor plumbing and electrical repairs, preventative maintenance, suite turnovers, and other building repairs to ensure the residence remains safe, functional, and well maintained.
- Develop, implement, and maintain preventative maintenance programs for the residence, including building systems, life safety systems, equipment, company vehicles, and the swimming pool.
- Inspect the residence, grounds, parking areas, and building systems regularly to identify maintenance needs, safety concerns, and opportunities for improvement.
- Oversee housekeeping operations to ensure high standards of cleanliness throughout the residence.
- Supervise, schedule, coach, train, and evaluate the Maintenance Assistant, Housekeeping Team, and Driver in consultation with the General Manager.
- Coordinate contractors and service providers, ensuring work is completed safely, efficiently, and within approved budgets.
- Assist the General Manager in preparing and managing departmental operating budgets, inventories, purchasing, and capital improvement planning.
- Ensure furniture, fixtures, equipment, building systems, and the physical property are maintained in good working order.
- Ensure compliance with all applicable legislation, including the Retirement Homes Act, Retirement Homes Regulatory Authority (RHRA) requirements, Occupational Health and Safety Act, Ontario Fire Code, Ontario Building Code, Health Protection and Promotion Act, Ontario Regulation 565 – Public Pools, WHMIS, and all applicable corporate policies.
- Serve as the employer representative and certified member of the Joint Health and Safety Committee (JHSC), coordinating workplace inspections, committee meetings, health and safety initiatives, fire drills, and emergency preparedness activities.
- Promote exceptional customer service by ensuring maintenance requests are responded to promptly and professionally.
- Participate as a member of the management team, supporting organizational goals, quality improvement initiatives, and resident satisfaction.
- Respond to maintenance emergencies, participate in the Manager-on-Duty (MOD) program, and perform other duties as assigned.
Other Responsibilities:
- Demonstrate professionalism, accountability, and leadership in all aspects of the role.
- Maintain current knowledge of applicable legislation, industry best practices, and corporate policies.
- Promote a safe work environment by following Occupational Health and Safety policies, using required personal protective equipment, and reporting hazards or unsafe conditions.
- Perform all duties in accordance with company policies and procedures.
Qualifications:
- Post-secondary education in Facilities Management, Building Environmental Systems, a skilled trade, or a related discipline is preferred.
- Trade certification is considered an asset.
- Certification as a Joint Health and Safety Committee (JHSC) Certified Member (Part I and Part II) is required or must be obtained within a timeframe approved by the employer.
- Minimum five (5) years of progressive maintenance experience, including at least three (3) years in a leadership or supervisory role.
- Experience in retirement living, healthcare, hospitality, or property management is preferred.
- Working knowledge of HVAC systems, life safety systems, fire protection systems, WHMIS, and applicable building and safety legislation.
- Demonstrated experience in carpentry, painting, plumbing, electrical repairs, and general building maintenance.

- Physical ability to safely perform the duties of the position.
Special Requirements:
- Valid Ontario Class G Driver's Licence.
- Willingness to participate in an on-call rotation and respond to emergencies outside regular business hours.
- Participation in the Manager-on-Duty (MOD) program, including evenings and weekends as required.
- Current Criminal Record Check with Vulnerable Sector Screening and all other pre-employment requirements as required by legislation and company policy.
