We are seeking a dedicated and skilled Building Superintendent to oversee the maintenance and operations of a Commercial Condominium office building. The Superintendent will act as the primary on-site representative of Management, responsible for the day-to-day operations, maintenance coordination, and ensuring the overall safety, cleanliness, and functionality of the building.
General Duties
- Act as the primary on-site liaison between office tenants and Property Management
- Report directly to the Property Manager and provide regular updates on site activities
- Maintain log of activities, service requests, and incidents
- Respond to inquiries and service requests in a professional and timely manner
- Ensure all work follows an organized schedule to maximize efficiency
Building Operations & Maintenance
- Perform routine inspections of common areas, mechanical rooms, and building systems
- Coordinate and supervise contractors and service providers
- Identify maintenance issues and report to Management for direction and approval
- Carry out minor repairs within scope and escalate major issues as required
- Assist with seasonal maintenance (filters, HVAC checks, etc.)
Unit Relations & Access Control
- Assist office tenants with general inquiries and building-related matters
- Manage unit access for contractors with proper authorization
- Ensure compliance with building rules and policies
Safety & Compliance
- Prioritize the safety, security, and comfort of tenants at all times
- Respond to emergencies (e.g., water leaks, fire alarms) as required
- Ensure proper procedures are followed for unit entry and access
- Maintain awareness of fire safety and building systems
Requirements & Experience
- Previous experience as a Building Superintendent or similar role in a condominium, residential or commercial building
- Good knowledge of building maintenance systems (plumbing, HVAC, electrical basics)
- Ability to coordinate contractors and manage multiple tasks efficiently
- Excellent communication and customer service skills
- Respond to emergencies on site after hours when required
- Basic computer skills
